Construction is about to begin on 104 rental apartments at the Tillicum Road and Burnside Road West intersection in Saanich.
Demolition crews have already begun clearing buildings at 3185 Tillicum and 275 Burnside to make way for the two six-storey woodframe apartments that include a 2,400 sq. ft. groundfloor commercial component in one building and two levels of above-ground parking in the other.
Dubbed by the developer as Herons Landing (corner of Tillicum and Burnside) and The Ardea (inset along Burnside), E Y Properties of Victoria expects simultaneous construction, headed by Farmer Construction, to begin in September with completion by early 2014.
E Y’s Property Manager Angela Oakley confirms the decision to build apartments in lieu of condos had to do with strong demand for rentals in the Tillicum neighbourhood. And its apartment development and management that Oakley says “[E Y Properties] knows and strives to be excellent at.”

Designed by Werner James Architects, units will vary between 1, 2 and 3 bedrooms (325 to 950 sq. ft. in size) with “efficient” layouts.
Upon project completion E Y plans to move its head offices out of downtown Victoria and into the groundfloor commercial space of Herons Landing. The third generation family-owned development and property management company has a portfolio of eight rental apartment properties, downtown Victoria’s TD Bank Building at Fort and Douglas streets and a commercial warehouse in Central Saanich. E Y is also behind the Oceanwood residential development in Saanich at the corner of Cordova Bay Road and Royal Oak Drive. VV
