Chard Development purchased the 819 Yates property from Emaar Canada in late 2011.

Emaar's concept eventually called for a two-tower design of 17- and 11-storeys, which you can read more about in this thread.

Developer Dave Chard now has the following plans:
 

With two projects already on the go Chard confirms planning is ramping up for yet another development, this time back on the downtown turf in the 800-block of Yates Street.

Chard purchased the 819 Yates property last year and while short on details, he claims we “ain’t seen nothing yet.”

“We are going to be investigating all options of uses to see what else we can provide to the community. We do wish to look at a mixed-use office, residential and commercial project and from a downtown resident’s and business owner’s perspective what we are contemplating will be pretty exciting for everybody.”

More formal plans for 819 Yates, zoned for two towers of 17- and 12-floors, will be released next year.

They should try to purchase the Empire Theatres property as well, develop the entire corner in sections and build a new theatre as well.... I can not stand that theatre and it needs to be rebuilt, not remodeled.

The theatre property isn't in Chard's plans. David Chard also said “We’re proceeding with our own residential project with retail at grade that would front onto Yates and onto View.”

The ad mentions that BC will lease 180,000 sqft of office space from whoever develops the land. So it's got to be at least that much :)

A project consisting of 15- and 11-storey residential towers with commercial space on the ground floor and a mid-block walkway between Yates and View streets by Chard Development Ltd., took another step forward Thursday.

Zoning has been in place since 2008 on the site, currently a parking lot beside the now-closed Empire Theatre building. Victoria councillors directed staff to make preparations for a development permit providing certain conditions, including a reduction in the width of the proposed mid-block walkway are met.

It's so disappointing to me that we're still making the same old mistakes re: widescrapers. It's just crazy. For crying out loud, 2015 is around the corner. Cut a channel down the middle of it to maybe the 6th or 7th floor and add two or three stories on top of the taller portion.

 

I'm definitely not a fan of this one.* Also, wouldn't this project severely limit what could be done on the movie theatre site?

 

*edit: as time would eventually tell, I came to like it more.

You know, even just cutting down the shorter portion by maybe five levels would be a huge improvement.

Maybe by 2115 we'll overcome our fascination with widescrapers.

A very quick and dirty Photoshop job would seem to confirm this. It's much better when the View Street side is cut down by half.

I know this is an early days rendering but "oy" that is rather ugly.

 

And yet another 11-storey building in Victoria. Great. By the time the city truly densifies - sometime around the Year 2500 AD - we will have managed to reconstruct our version of the Berlin Wall: one contiguous structure essentially the same height from one end to the other.

 

How are the views of the Sooke Hills from this vantage point??
