- 6 storey, commercial residential mix
- Looks like 2 storey commercial and 4 storey residential. Probably 1 commercial storey is parking due to the big grade change on the property
- Whittier and Boleskine
- Site is single family neighbourhood on a light industrial interface

No doubt Abstract will bring a quality project to the market. I believe they're currently working on several higher density multi-storey buildings which must be the busiest they've ever been.

I agree Mike K., they build a quality product but I do not think their projects are selling nearly as fast as they would hope.
I do not think that the quantity of projects coming online truly reflect the market. I believe a portion of these projects from developers in town are in part, to keep crews busy. The well financed developers are able to build rain or shine so to speak.

Actually looking at the site plan again it says "proposed new walkway and driveway" in two places, on Boleskine and on Whittier.

Re: Design... its a tough site, sloping quite a bit front to back. This configuration makes sense, as less excavation is needed for the parking by using the natural slope to max advantage.
Regarding the shortage of parking, one wonders if this proposal gets approval Saanich may "unofficially" create (by way of precedent) a Harris Green style parking relaxation within 2 blocks of Uptown as this proposal is way short on parking. They have 71 spaces whereas the guidelines call for 137 to 173 spaces. They are trying to get a variance for the difference.
Public hearing is tonight at 7:30pm at Saanich Municipal Hall.

This project received approval Tuesday evening and will be coming to the market in Spring 2015.
There will be 48 two bedroom units, 12 one bedroom units, and approx. 10,000 - 12,000 sqft of commercial which will comprise of three units. One commercial unit at the Boleskine side will be retail, and the other two accessed from the concourse on the right side of the building fronting Whittier will be classified as office. Sizes of individual commercial units are yet to be determined.

The proposed development will have five storeys along the Boleskine Road frontage. The ground floor of the building will be office and commercial space, with four storeys of residential units above.
Abstract was seeking a substantial variance in the parking requirement — reducing the total number of spaces provided to 71 from the 147 required under the bylaw.
The company committed to a covenant that would allow only one of the three commercial units to be used for retail at any given time with the remaining two restricted to general office use — reducing the parking requirement for the commercial units.
Commercial parking spaces will be converted to residential visitor parking after business hours and commercial tenants will be given the first right of refusal to rent parking stalls from residential owners.
“In terms of the land-use change, the key word is change,” Leonard said.
“Not only are we changing land use, but in time, we’re going to be changing demographics and lifestyles in the Uptown area. There’s going to be all ages and people who actually don’t depend on a car either to get to work or to be at work.”

Mike- I think the thread may be referring to a different project? Per the thread history this is for something on Boleskine (not W. Saanich) developed by Abstract Developments...
