Looks like a Motel 6 to me.

Do they really expect people will see value in that type of building in that location? One of the things that has come out of the recent real estate downturn is that the good developers continue to build and sell (albeit slowly) while the marginal/poor developers sit and complain about the marketplace (when really it is their product or pricing that is the problem).

Living out in Langford we are watching both this project and the Utopia project. May be a little early to tell but I know which way I am leaning.

That is quite possibly the 1st major challenger to Fairfield Rise for the ugliest newly constructed building in the CRD.

Hrm. Looks.. okay..? from the street side. The back side looks like, er, a back side. Really unsure about who architects some of the stuff here, when there's lots of positive examples that probably don't cost any more to build.

But I'm always game for more density in Langford. Maybe we can get more than three decent places to eat in town that way...

Not terrible. I don't mind the outdoor walkways. I guess they've kept cost down by not providing secure underground parking. I'm surprised they went with concrete construction. Strata fees seem a little on the low side.

No parkade or corridors to maintain and heat. But strata fees still seems low. Its usually a marketing thing. Every time we've been in a new condo the fees always jump to a realistic number after the first year.

Parkade maintenance is cheap. The real cost would have been in the construction.

The low strata fees are definately a marketing tool. Maintaining a building on a $30,000/yr budget is impossible.

You have to ventilate the halls to provide positive air pressure to the units and you would need to heat or cool it.

Parkade maintenance might be cheap but it costs to build it.

I like the fact that they used all ICF building and long life, low maintenance materials everywhere.

It would be a nice quiet building, until you opened a window of course.

Some good sized units as well.
Life's a journey......so roll down the window and enjoy the breeze.

Does the building code require heaters in the make up air units for the hallways now? Ours don't have it. Heck, we had a big fight over turning on the lobby heat in the winter...


I'm surprised they went all-concrete for this building now that 6 story wood is permitted. I guess they were going for a semi-upscale feel?

Well if they are not heating/cooling it, it means your heating/cooling costs are higher as the air is coming into your unit.
