Sidney council has approved the Greater Victoria Rental Development Society's plans for a 56-unit affordable housing development with ground floor commercial space.

 

Situated at 9818 Fourth Street in downtown Sidney, the five-storey mixed-use project will provide much-needed workforce rental housing in a market constrained by high vacancy rates and low supply, particularly on the Saanich Peninsula. [Full article]

I wonder what the (subsidized) rents will be in this building.

[From the Citified article, it says “Rents at the building will range between $800 and $920 for its mix of one- and two-bedroom units”, but that was two years ago.]

Oh yeah, those are likely way, way off now considering where the market’s gone. That’s why it’s tough to get organizations to speak about rates. They’ve learned their lesson.

Is it subsidized, though? I seem to remember that this one wasn't, they were just going light on amenities to bring the cost down, such as no in-suite laundry.

The municipality is not charging property tax on the development, I believe (I think it's mentioned in the youtube video) and if that's the case, I consider that a public subsidy.

 

No balconies = lesser cost = 'affordable' (as per the video)

No balconies, no roof access. It's the same people who did Azzurro, so I'd expect a similar business plan.

Azzurro has balconies in a couple places, where the building steps back and in the top floor projection. But the rest of it is a box.

yes my military buddies tell me the cheetah tank has moved about 16 west but ran up against heavy shelling just over the other side of the tech van at the beginning of this month.  the fighter jet had to return to comox due to low fuel so the infantry has bunkered down for now until air cover can resume.  then they will try another advance.

I think it's a case of poor web presence. While the GVRDS website doesn't list Aranza as one of their completed building, their property management website does: http://www.realhomesdev.com/rhdc/home

 

Based on recent articles on housing in Sidney, it's been occupied since June.
