They are launching sales of Phase 2 on June 21st (AKA 'Olivia Residences').

Prices are substantially higher ($60k+ higher) than Sophia. ~$20k price difference per floor.

While I like these "south Saanich" in-fill projects, I wonder sometimes if we'll look back in 20 years and wish they'd been more dense, 6-8 floors perhaps, instead of 4.

They are now in the excavation phase for this one.

From this afternoon. Looks to be a very easy excavation of soil and clay.

Is the underground parking for the Olivia going to connect to the U/G at the Sophia and use the Sophia entrance? Or is it two separate U/G spaces?

It is going to connect with Sophia.

It is going to connect with Sophia.

I assume that means it will be one strata?

Nope. Two stratas. They will have access and we will charge them some sort of fee for common costs.

Wow!

Further proof of just how under-supplied this market is. This is very much an entry to mid-level type building, that will be 100% occupied by average, every day people. While the narrative around condos still for some reason is that they are secondary residences for the super-rich, the reality is that 90%+ of condo units built in Greater Victoria are occupied by every day people.

For sure they are, but politicians will never admit to that because it’s far easier to have a foreign buyer card or another boogeyman at their disposal than to remind their constituents that their assumptions are not based in reality.
