An artist's rendering of Merridale Cidery & Distillery's Victoria location, proposed for a parcel along Harbour Road at Vic West's Dockside Green development. Cowichan-based Merridale plans to operate a spirit distillery at the Victoria location, together with a restaurant and a tasting bar.

Merridale distillery and restaurant to open at Dockside Green by mid-2019

A Victoria location of Merridale Cidery & Distillery is slated to open along Harbour Road at Vic West’s Dockside Green development by mid-2019, Citified has learned.

Planned for a parcel between the headquarters of Farmer Construction and Dockside Green’s wastewater treatment plant, the 12,000 square foot LEED Gold-designed complex will facilitate the distilling of Merridale’s line of spirits alongside a 40-seat ground floor restaurant with an (approximately) 40-seat seasonal rooftop terrace. A tasting bar, fronting onto Harbour Road, will offer growler fills and a retail merchandising component.

The distillery will incorporate the use of vapour scrubbers that eliminate 80% of odours created through the distilling process. A green roof and landscaping along the perimeter of the building and its surface parking lot will complement Dockside’s existing landscaping measures along Harbour Road. [Full article]

"A proposal by Merridale Estate Cidery to build a brew pub with a roof-top patio and distillery in Dockside Green will go to public hearing"

...Coun. Pam Madoff wondered whether sound mitigation from the rooftop patio would be sufficient, citing the rooftop patio at the Strathcona Hotel as an example. “Certainly, I guess our best example is likely the rooftop patio on the Strathcona and we can hear that in James Bay,” Madoff said. “So I’m really concerned about impact not only on the buildings directly behind but the ones up higher if there’s to be amplified music and those activities as well.”...

Don't worry Pam, your views of the Sooke Hills won't be affected.

Why the irrational hate-on for Madoff? Late night noise is a legitimate concern when a liquor establishment's patio exists amidst a dense residential area. The effects can be mediated by limiting the hours.

I mean it's hardly irrational. She may have legitimate points, but you can't help but agree that some of her whackjob views overshadow and take away greatly from her contributions.

Also the proposal is directly across the road from a working shipyard. Is that silent 24/7?

The folks in my building are not happy with Splashes beside White Spot. You’d be surprised just how much you can hear when you’re living in a highrise. Without a word of a lie I can hear conversations on the sidewalk from my place 150 feet above the street.

So far, consultants have worked to mitigate noise issues with Dockside Green and its neighbours. Part of Dockside's mandate is to make sure new buildings are designed to diminish noise issues.

And yes, there is a shipyard across the street but do they operate beyond normal business hours? No sane person moves to a waterfront industrial area expecting mid-day silence but there is an expectation of reasonable quiet during sleeping hours.

Then presumably, despite Ms Madoff's concerns, the residents of this part of the city are OK  with a certain degree of noise. Also, has anyone stated precisely what the hours of operation would be at the Merridale facility?

Ocean Concrete right across Bay St Bridge starts earlier than 8am. Bang Bang Bang.  i think dockside residents have gotten used to the noise.

Picture this: the Merridale cider drinking roof-top crowd will be wearing their tweeds and cardigans and keep their conversations to a low level.  It's alot different from the roof-top volleyball girls and hipster DJs on the rooftop of Strathcona.  :)
