Aryze developments is proposing to build a 17-unit townhouse complex on Fairfield Road next to Hollywood Park.

 

The new development, Fairfield Green, will be built in 3 separate structures in the 1700 block of Fairfield Road.  The units will range in size from 2-4 bedrooms and will feature 'living walls'.

Interesting. An earlier concept had the buildings in completely black materials. They looked pretty cool.

The number of protest letters from the NIMBYs will be twice that volume.

Do you have a rendering of the earlier concept? I will credit the current design for looking 'non-standard' in comparison to most downtown complexes in Victoria.

Here is a list of the design revisions the developer has already made to appease the neighbours:

 

• Drop Block 3 height (twice)
• Remove suites from Block 3
• Increased common space between units
• More private space for units (LCP)
• Side yard setback increased (twice)
• Rear yard setback increased (twice)
• Block 3 units moved
• Block 3 roof massing reduced
• Block 3 removal of 3rd floor patios
• Better street relationship of Block 2
• Reduction of Block width
• Increased parking yield
• Increased 3bed + units
• Changed exterior cladding
• Increased landscaped areas
• Added taller perimeter fence (neighbour request)
• Increased screening plants and type (neighbour request)
• Included concrete retaining structure (neighbour request)
• Changed type of rain garden at NE corner (neighbor request)
• Added offsite tree planting (neighbour request)
• Added offsite community amenity (Hollywood Park contribution)
• Added living building wall to soften structure
• Added more mature trees

 

I imagine the pitchfork and torch brigade will still be out in full force for the eventual public hearing on this.

Hey guys, this is a project of ours that we've partnered with ARYZE on. Below is the original design featuring a shou sugi ban wood cladding. Contrary to believe, the feedback we have received has been overwhelmingly positive!

Kapten Kapsell: Overall, the neighbours have been very supportive of the form of development but have some feedback on the architectural style. They felt the black exterior was a little to out of place with the architectural theme of the area. We revised the exterior cladding to reflect a more "beachy" theme to reflect the area's strong connection to Gonzales Beach.

 

Mike K: There are actually several different types of townhouses in the project. We are trying to capture a young buyer and the downsizer which are two gaps that were identified in the new Gonzales Neighbourhood Plan. The end units are interlocking townhouses where the bottom unit has a master on main with L/D/K on the same floor. The unit breakdown overall is as follows:

 

  • Type A1-A (1300sqft): 3bed duplex (up) x 4
  • Type A1-B (1350sqft): 2bed duplex (down) x 4
  • Type A2-A (1150sqft): 3bed duplex (up) x 1
  • Type A2-B (1200sqft): 2bed duplex (down) x 1
  • Type B1 (1650sqft): 3bed TH x 2
  • Type B1-A (1750sqft): 4bed TH x 2
  • Type B2 (1550sqft): 3bed TH x 3

I think these unit sizes are great and there should definitely be demand for this project if approved by council.

That is the best way to do it in my opinion as there will be an array of physical chargers. Hopefully the conduit setup is such that the consumption of the parking stall is attached to the meter of the townhome.

That's a good idea.  Would is also make sense to have that conduit go back so that the home might have a wall indicator of the charge too?  So you look on your wall inside your home and see that the car is charging and is 85% full etc.
