District Properties is proposing to redevelop the Scott Building (corner of Douglas and Hillside, former home of Scotiabank) by renovating the upper floors of the existing structure (conversion from office to rental residential) and constructing a new 6-storey purpose-built rental building on the adjacent surface parking lot. Retail will be on the first floor of the renovated structure as well as on the Hillside-facing portion of the new structure.

The initial community meeting with BCGA is on Monday Dec 11;  does anyone have access to renderings?

Good luck to them. I remember the old Viatec offices having uneven floors because the building had settled over the years.

I do wonder if this proposed redevelopment affects plans for the Fuddruckers where Scotia Bank used to be?

It's a shame the proposal for the new rental building isn't taller. 10-12 floors would help encourage the density this area needs to make it really come alive.

I don't think that they could. I seem to recall the Andrew Sheret building across the street having to reduce the height due to soil conditions.

Does CHEK own their own building?  Time to revamp that site if they need cash.  Do that while Scott and the TC building are also doing stuff, maybe you can revamp that whole area, and change Ross Lane and even Kings Rd. if you need to.

They wanted to build to eight but were approved at six. That area can have some challenging soil conditions, for sure.

I think we need to be careful about attracting vamps to the area, especially if they need cash.

The BGCA has sent a summary of the CACUC meeting to the City of Victoria.

Here's some additional information.

* Architects are Jordan Van Dijk and Marie-Claire Bligh of MG Architects

* Rentals are a mixture of 1, 2, and 3 bedroom units

* The project will provide 91 residential and 46 visitor/commercial parking spaces in the underground parkade.

 

It should be noted that all but one of the residents who attended the meeting were in favour.  The BGCA itself strongly supports the application, and I think that we'll see a submission made to the city soon.

Definitely an upgrade to the neighbourhood. Seems like a missed opportunity to not have a setback story or two on the original Scott building though.
