An artist's rendering of 9837 Third Street, a six-storey mixed-use development pitched for Sidney's old fire hall site on Third Street at Sidney Avenue in the town's commercial core. The 42,400 square foot property recently sold to local developers for approximately $9 million.

A mixed-use condominium, retail and office development has been proposed for Sidney’s old fire hall site recently sold to offset the cost of a new Community Safety Building, Citified has learned.

 
The 42,400 square square foot property on Third Street at Sidney Avenue has served as the location of the town’s fire hall since the 1930’s. If newly-unveiled plans by developers Fraser McColl and Dan Robbins are approved, the land could soon be transformed into 85-units of housing, nearly 17,000 square feet of retail space and 2,500 square feet of office space.
 
Designed by Victoria-based Praxis Architects, the two-building project will include a mixture of one, two and three-bedroom residences with five ground floor retail spaces as part of a six-storey structure while a three-storey wing will front onto Second Street with retail and office uses. With the Star Cinema development, that'll be a pretty nice intersection

Probably 5 floors of wood frame over concrete parking structure and concrete first floor.

Hey, what about the ambulance station right across the street from the fire hall? Will it be sold or, what? The crews will join Sidney fire in the new Community Safety Building.

 

I believe that the ambulance station is owned by the BCEHS, which is a Crown corp, not the Town. It'll be an orphan lot between the Meridian and Cameo (if approved), so hopefully someone can do an attractive single-lot infill development.

That's a bit different as BC Ambulance is a provincial entity, while municipalities run fire departments.

ambulance station sold in early 2017 i believe for 1m.

Clearly there was a lot of pre-application work done by the developer on this one. The Development Permit with Variances is going to Council today, with a staff recommendation to forward the application to Advisory Design Panel.

I think one of the staff reports on the new fire hall discussed this... pretty sure it said that BC Ambulance only leased that space from a private owner and the lease was up this year. Going to be a tough site to develop, but could also be very cool!

BC Ambulance will have a long-term lease with the Town of Sidney.for dedicated space in the new fire hall (called a "Community Safety Building")

Did not realize how busy this intersection was... there's also a DP application across the street at 9861 Third Street, which means all three corners will be redeveloped shortly. The fourth corner is Town Hall.

There's also a DP application for 9850, 9858-62, and 9866-68 Fourth Street - on the other side of city hall. 4 applications all with similar timelines all 1 block from each other. Going to be a zoo over there.
