Or is that still scheduled to open at Hillside Mall?

That corner won't even be recognizable in 5 years.

I can't see the Pauls restaurant building remaining, no need for parking and a restaurant in a supportive housing facility.

The old Sportsman Inn is pretty decrepit, and ties directly into the large empty lots to the west.

Wing Lee Holdings owns the empty building lots kitty corner from Pauls, as well as the parking lot behind them.

 

Seems possible that the entire intersection could see large scale (and large) redevelopment?

^ In addition, the buildings to the east of the lot are all low-rise, heritage-insignificant structures, where the vet clinic and car audio place is. How long before that lot gives in to redevelopment?

The issue there is the City is very adamant that this section of Burnside-Gorge remain business-dominant or light industry-dominant and not another retail-with-highrise-residential-above neighbourbood like Harris Green. The White Spot parcel is ok, but anything north of Discovery is currently a no go for residential density without sufficient light industrial at its core. The public will have a chance to weigh in on two projects that will change the face of the Caledonia-Douglas ­intersection on the north side of Victoria’s downtown.

 

In its final committee of the whole meeting of this term, Victoria council agreed Thursday to move forward with the two ­separate projects, which are inextricably linked.

 

Chard Developments and B.C. Housing have proposed a massive project for a site in the 1900 block of Douglas Street bordered by Caledonia Avenue and Discovery Street, which contains the former White Spot restaurant and Capital City Centre Hotel.

 

The proposal features three residential tower blocks with about 450 units of housing, plus retail and office space.

 

The other proposal, put forward by B.C. Housing, envisions a 90-unit supportive-housing building to be constructed at 722 and 726 Discovery St.

 

The Discovery Street proposal is to be built first and is being designed to house residents of the former Capital City Centre Hotel to ensure no one is displaced by construction. The hotel will be torn down to make way for Chard’s larger project.

The Chard project will ­feature a public plaza, two 21-storey residential towers — one a market condominium building with retail and office space on its lower levels, and the other a purpose-built market rental building on top of retail space, a restaurant, childcare facility, and full-service grocery store. There will also be a 16-storey tower of below-market rental housing that will be ­operated by B.C. Housing.

The proposal seeks variances for height – city plans envision buildings around 20 storeys in the area – and for a reduced number of required parking spaces. It has support from the city’s business groups, but the Burnside Gorge Neighbourhood Association expressed concern about the proposed height, density and more. City staff say it aligns with goals around housing, community well-being, transportation, employment, sustainability and food security.

The largest concern for residents should be that it is surrounded by homeless housing.

16 stories of BC housing, including supportive housing might not thrill any neighbourhood.

True, but that's not the argument the BGNA is making. I live MUCH closer to this project than most Burnside-Gorge residents and I couldn't care less about the height and density.
