New development of a 6-storey, 107 unit rental building going up in the "City Centre" was approved for a public hearing. The design will also include a through road to connect the cul-de-sac of Percy Pl. to Claude Rd.

The developer specifically requested a parking variance down from the 1.25 spots per unit to 1.07 spots per unit.

 

As far as I know, it'll be the first residential addition to the N3 Claude area since Danbrook One/Ridgeview place opened (the first time) at one end of Claude, and The Enclave opened at the other end, with construction well under way on the new university campus in this neighbourhood as well.

Thanks AllJet. Just to confirm, it was approved to proceed to public hearing, or approved at a public hearing?

I noticed council recently approved a 13 unit townhome developer on Walfred, and a six-storey condo is moving forward on Sooke Road adjacent to Abstract’s townhomes west of Jacklin.

It feels a bit out of place in the existing neighbourhood, but I suppose that's not unusual for Langford.

Approved to go to a public hearing.

 

Definitely still early stages as the first we heard about it was the notice for the Sustainable Development Advisory Committee Meeting a couple weeks ago. I missed the special council meeting that sent it to public hearing, but one of the complaints in the SDAC meeting was that they hadn't discussed it with the neighbours and that the city was still working on a traffic calming bylaws to address concerns with adding these thoroughfares from Veterans to the university.

That was one of the design goals stated in the SDAC meeting...

Can't quite tell will this be a half road like infront of the Enclave or will it be a full width road?

Yes, it's good to have additional traffic access from Veterans to Peatt there.

yeah, half road with the expectation that the development of the other adjacent units will complete the road.
