V1488 isn't very habitable in my opinion looking at the floor plans. In most the kitchen literally sit in the middle of the dinning or living room.

 

Floorplans look fairly standard to me. Where else would you put an open concept kitchen?

That was my point... I for one hate open concept kitchens. I think slot of people do and that's why V1488 isn't renting as well as other projects. I mean they could of at least put a breakfast bar in. I personally dont want to live in my kitchen.

To me the issue seems to be that the price is just too high. They're asking  for~$200 more than other new/recent rentals like Yello and Hudson Mews as well as charging more than many condo landlords, without providing either more square footage or high-end amenities.

What are they asking for bachelors and 1brs?

^^$200 more to have your kitchen in your living space. Yello has seperate kitchens.

They're asking $1675+ for a 500 sqft minimum 1-bed... Yello started at $1370 for 495 sqft, while the ones I see from Mews are $1420 with 550 sqft minimum.

It’s about 50%. They’re not doing a major marketing push like others do, and their rates are at the top end of the market so the demographic they’re after is very small.

They’re definitely taking things much slower but it’s working for them.

Given today's land and construction costs I think their rates are reasonable and could easily go higher in the next year or two.

 

I am watching rental rates carefully and debating on building a 4 storey wood frame rental.  Probably need a change in government with less restrictions on landlords to make it happen, but I am still watching

What sort of restrictions are you looking to have lifted in order to proceed? Or are you concerned about future restrictions?

^off the top of my head the ability to get rid of any bad tenant I want in a hurry, the ability to increase damage deposit to a full months rent at minimum, rental increase limits removed, and non payment of rent equals immediate eviction at a start.  Right now nothing is in the landlords favor.

I don't think we'll ever see caps on rental increases removed and that's a good thing, though it could be higher. Problem is having a supply drought so rental prices go wild and tenants hold on their current leases for dear life.
