Owners of the land currently occupied by the Legion are interested in redeveloping their property into commercial/residential space, according to the Times Colonist. Proponents support the 14-storey tower currently planned on the same block and hint a similar approach for the project. The legion would remain as a component of the new development.

This is a great idea, provided what's built is well thought out. I would love to see Equimalt planners put a major focus on pedestrian friendly development - retail underneath, residential up top. And lanscaping. That corner is mostly parking lot right now.

With respect to the 14-storey proposed development at Constance Avenue and Admirals Road, there has been much controversy.

At the meeting, we looked over the 350-name petition in support. Many were not even from the Esquimalt area and one person put his name down five times. There was also a petition of approximately 240 names in opposition to this development that was presented to council at an earlier meeting.

Council needs to think long and hard about the future viability of the community. We cannot solely rely upon homeowners to provide the incoming budgetary money. We need also to increase our commercial base. Will $600,000 be enough to buy new fire equipment and trucks to reach the high levels of this building in case of fire?

Interesting that 14 stories represents a "sensible step forward" for Esquimalt.

Didn't a proposal not much taller than that just get rejected in downtown Victoria? The developer was even going to give the Art Gallery a big chunk of space on the ground floor.

So it's sensible in Esquimalt but it's unacceptable downtown?

Also, I think the folks in Esquimalt need to concern themselves with how the building looks ASAP. Nobody is talking about it. Will it be cheap? Will it be a fatscraper? Will it be ugly as sin?

Nobody seems to care. They're all worried about it being a couple of stories too tall and whether or not they're squeezing enough cash out of the developer.

Time to get some perspective. When the dust settles, the community will be stuck with a landmark building that's either: a) attractive, or b) an eyesore. Twenty years from now that's the only thing that people will care about.

I sure hope they don't drop the proverbial ball, but Victorians just never seem to learn.

I'm shocked! Can you imagine? People from one neighbourhood daring to comment on a development in another neighbourhood? A neighbourhood in which they don't currently live?? In Victoria??? Shocking! Astounding!

Esquimalt Road is a hub of activity as new developments take shape throughout the township

Things are humming in Esquimalt, and many people could probably see themselves borrowing from the popular 1970’s sitcom The Jeffersons. Times are good and they’re poised to get better.

For years, Esquimalt has sat off to the side, considered the poor cousin or redheaded stepchild to Victoria. But that’s changing – and more quickly than people realize.

Mayor Chris Clement said there are several major projects either before council or on the horizon, and if approved, would greatly add to the municipality’s tax and population base.

“Those would be huge for Esquimalt,” said Clement.

Underneath Clement’s subdued tones lie hints of excitement, particularly when talking about a 14-storey project working its way through the approval process.

This was reported on CFAX yesterday. As far as I know, there has been no proposal to Esquimalt Council yet...

There have been talks between Esquimalt Parks and Rec and the Legion over using the Crow's Nest Lounge as the Legion while it's being built...but I don't think that's official yet either...

THINGS ARE LOOKING UP FOR THE ROYAL CANADIAN LEGION IN ESQUIMALT -- ABOUT 20 STORIES UP.

THE LEGION HAS ANNOUNCED IT'S TEARING DOWN ITS BUILDING AT 622 ADMIRALS ROAD AND WILL BE REPLACING IT WITH A 20 STORY TOWER.

THE MANAGER OF THE BRANCH, DOUG GRANT, DESCRIBES THE NEW LOCATION.

“WE WILL HAVE A NEW LEGION. WE WILL HAVE VETERANS AND SENIORS HOUSING IN HIGH-RISE CONDOMINIUMS ACTUALLY WHERE THE LEGION NOW STANDS AND WE WILL HAVE A 20 STORY DEVELOPMENT.”

THE LEGION'S ACTIVITIES WILL BE MOVING OVER TO THE ARCHIE BROWNING CENTER WHILE THE $60,000,000 CONSTRUCTION PROJECT TAKES PLACE.

NO HARD DATE HAS BEEN SET FOR WHEN CONSTRUCTION WILL GET UNDERWAY.

I have also heard of plans for a six level loft style condo building on the east side of Admirals where an abandoned house currently is.

Come on. 20 stories? Where's the precedent for building something so tall in Esquimalt?

I think Esquimalt could (and should) do great things in the 6-12 story range. A really tall building would look stupid all on its own like that. And God help us if it's an ugly 20-story building.

Synergy at Dockside Green is only 9 stories! Where's the sense?

To most people attending the meeting, a 19-storey concrete building is simply too high for the site, is contrary to the community plan and opens the door to a "highrise heaven."



Silly developer should have proposed a 19 storey steel and glass building or wooden one, they should have known there is a lot of opposition to concrete.

Wouldn't "highrise heaven" be where highrise buildings go when they die?

Poor guys, what the hell is wrong with this region? It's a building, it has veteran's housing in it, just build the thing and get some much needed employment, taxes, and housing. What is there to think about? We don't need more red tape, more visioning and public imput. Maybe they could host an expensive week long metroquest conference to show the massive impact of this little building, fly in some experts, pay to send council abroad to see how the idea of "building stuff" has worked out for other communities.
