I can also see the temptation for residential settings to want to, you know, make use of the roof.

If you are not bunched close to another set of houses, what difference does it make which roof you have:

If both those buildings above are allowed to go as high as each is shown here, obvously the one with the flat roof has a nicer, high-celing on the top floor.

Aesthetically, I disagree with you that flat looks better, I think sloped looks better for that example. But surely flat is cheaper overall.

Earth will start to move this week on 150 acres in Mill Bay where developers have plans to build nearly 1,000 new homes and more than 100,000 square feet of commercial space that will include a major grocer and medical clinic.

The project, which is expected to be built out over 10 to 15 years, will begin with ­servicing for single-family home lots on land just southwest of the former Pioneer Square Mall site.

The 12,000-square-foot Pioneer Square structure burned to the ground in 2022.

The building, which sat on six acres of land at the intersection of the Trans-Canada Highway and Shawnigan-Mill Bay Road, had been vacant for more than two years before the blaze.

Developer Limona Construction, which for years has held the property that spreads west and south from the Pioneer Square site, has partnered with the Merdyn Group on the master-planned community.

Limona co-founder Mike Baier said he’s had the vision for what will be known as the Stonebridge community for 20 years.

Now thats the idea, start building new towns instead of crowding them all into existing communities.
