Yeah, that makes sense. It's more obsolescence than the structure wearing out? I suppose running out of CCA deductions would also make an incentive to replace older buildings too.

It can be, but it differs building by building. Some buildings just aren’t safe any longer, say because of aged wiring, plumbing or tolerance for even mild seismic events (6-7 mag).

I do think that the City will approve the rezoning request for the five storey building at 2558 Quadra, especially since the city is providing funding for its construction: https://www.victoria...g-projects.html

Plans for 2558 Quadra, the Greater Victoria Housing Society's 5-storey commercial/affordable rental proposal, are on Dev Tracker now.  I couldn't find a perspective rendering, but this elevation gives a general impression of what the structure will look like.

I am not sure adding 11 more little windows to the front facade has made it significantly better.

Dev Tracker now has an official application for development permit for 330 Michigan.

This has been previously discussed on the forum as it is the redevelopment of an existing 1980s CRH, housing complex with a new affordable housing development.

Previous (low quality) rendering:

New details:
Unit count has increased from 98 to 106.
Architect is dHK.

Hopefully new renderings will be available soon.

I couldn't find if there was a thread on this already, but it looks like renovation/redevelopment of the Victoria Electric Railway Co. Building is underway. If I recall, plans called for workspaces for startups on the second level, and the addition of a coffee shop on Store Street.

It also looks like work of some sort has begun at LeFevre's Powerhouse redevelopment across Pembroke Street from this building. Big signs are up dubbing the neighbourhood the "Powerhouse Precinct", stating that it will come with new roads, sidewalks, trees, etc. About 8-10 workers were outside, digging around.

No details yet, but a development permit (with variance) application has been filed for the building at the corner of Kings and Quadra in Quadra Village.  The existing structure contains the original Caffe Fantastico, Majorette Laundry, and Wooden Shoe Deli.

They only finished the very drawn-out renovations here about 18 months ago.

I hope it's something trivial because that strip functions just fine as it is. Is there any way to find out specifically what they want to develop?

Dev Tracker will likely have all of the details by the end of the week.  

 

I'm guessing that the proposal will be for a 4-6 storey rental apartment building with ground-level retail (which would likely match existing zoning) ... meaning the current tenants may have to relocate?

Relocation is pretty much a given unless they can float a new structure over top of the existing building à la the latest Northern Junk proposal.  ;)
