That image looks like it includes the corner property at South Turner as well, so it would be replacing more than the existing single house at 557 Simcoe.

Yes, my apologies, in addition to the 557 Simcoe the rezoning application includes 160 South Turner St. as well...

i think a rooming house is a great idea.  i'm sure it has some utility.

 

this perfectly fine gentleman / author rented a room.

Merchant House capital is planning to redevelop the NW corner of Fort and Blanshard into a hotel:

 

Per the DRA:  "The proposed plan is to develop the NW corner of Blanshard and Fort, with a unique tower design for modern low-staff hotel catering to tech industry/millennials. The remainder of the block, including The Montrose Building, will be maintained with residential and small CRUs (which are being renovated as vacancies arise)."

 

The CALUC meeting is January 29 @ Christ Church Cathedral; the developer is Merchant House Capital.  Given that the proposed height is 65 metres, this hotel (on the site currently occupied by Monk Office) could be approximately 20 storeys tall?  It will be called the Montrose Wintergarden Hotel.

what's a "low-staff" hotel?  sounds a bit zany.  i suppose hotels can try to operate without front desk staff nowadays but in reality it does not work so well when people check out late etc. and the next set is arriving.  the front desk kind of works air traffic control with guests and cleaners.  and traffic cop too.  i'm afraid millenials have to be told to check out/vacate or they'll linger.

Yes, and they are the ones behind the proposed redevelopment of the Times Colonist building into the Victoria Press Building...

At 65.5 meters in height*, the "unique tower design" is probably going to be a tough sell, although it seems perfectly reasonable in this location to me. Few residents would be affected and it would be a great location for a modern hotel.

The harder approval will probably be the hotel aspect. A 65 meter tall, low-income rental, would probably get rezoned in a heartbeat.

I think that Council could get behind this proposal as it competes with Air B n B and the thinking might be that more rooms (especially in a hotel geared to younger, tech-savvy travellers) would encourage some landlords doing STRs to convert their properties to LTRs...

Sounds like it could be an AirBnB-like operation like the Solo Suites in Langford, with rooms listed on the exchange.

 

The AirBnB 'ban' doesn't mean people don't want the simplicity/flexibility/tech savvyness of AirBnB.
