Similar to my post earlier today for 805 Mary Street in VicWest:
A 6-unit townhouse proposal will be discussed by Fairfield CALUC next week in a preliminary meeting. This development would replace the single-family house at 1116 McClure.

This is not much different than the conversion/addition to 1139 Burdett to create 7 units which received unanimous support from HAP, Council and the neighbourhood. It's also similar to 1224 Richardson that will add 24 affordable strata units to the neighbourhood in a sensitive format that does not alter the character, scale or feel of the neighbourhood.
These are precisely the type of gentle density proposals that should be used to add density to the area east of Cook as they provide a great transition from the denser urban residential area to lower density traditional residential area. I would guess that the community will support this development and save their fighting energy for the 4 and 5 storey proposals that are trying to push into the traditional residential area.

You may be right, but lets hope not. Townhouses would be a great fit there. They add some much needed density, in a multimodal transit location without altering the single family feel of the rest of the street. Just about every building on that block is already a conversion of some sort or another, and the only clue is the tight street parking and multiple mail boxes on just about every building.

Wouldn't being surrounded by other multi-family buildings make it less controversial than if it was surrounded by single-family homes?

they may look like SFD but just about everyone of them has multiple mail boxes, so they are multi-family. Their just not the typical 4 storey or greater box most known developers seem to insist on building.

Proposed Victoria townhouses would sell with no down payment
Crowdfunding movement aims to stop development on Foul Bay Road
Through an innovative partnership with B.C. Housing, a new townhouse proposal on the border of Victoria and Oak Bay will sell units without a down payment.
The 18-unit development is designed for 902 Foul Bay Rd. where a fire destroyed a heritage house in 2016. Fairfield-based Aryze developments is in the early stages, seeking to remove a covenant and get rezoning in place.
Aryze is also in discussion with B.C. Housing to use the Affordable Home Ownership Program, with a goal of providing a $200,000 discount per unit. As such the homes are expected to sell for about $700,000 instead of their market value of $900,000, said Aryze’s principal operator Luke Mari.

yes that's innovative alright. using my tax dollars to give $200k discounts to near million dollar home-buyers. mls.ca shows 240 townhomes for sale now in greater victoria. more than 1/2 of them are priced under $600,000. only 22 of them are priced over $900,000. the aryze proposal has average square footages of 1,100. so there is no compelling need for this program.
“People are very curious about the program and once understood, they think it’s super,” Mari said. “That there is no down-payment is huge, because saving that much is so hard.”
saving is hard. but the government aims to get those that can't save anything into million dollar homes.

Your tax dollars are paid back in full as the Affordable Home Ownership Program is a low interest loan, not a cash subsidy. The interest from the mortgage repayments is reinvested back into the AHOP program. Program is outlined here: https://www.bchousin...m-Framework.pdf

Yeah I dont see a downside to this program, the market appreciation funds Victoria's Affordable Housing Fund thereby reducing the property tax burden to fund it...

When government gets into the business of depending on rising land prices but telling taxpayers its working to make housing more affordable we have what looks like a conflicting scenario.
Sorry, how is the government dependant? In exchange for land use approvals, a zero cost to the municipality, we are offering an innovative program that gives people a leg up on getting into homeownership. This doesnt affects their balance sheet an iota.
