That’s correct, Mike, Jawl Residential had canvassed the neighbours of the Rockland and Meares condos before coming up with the concept. Based on the feedback, Jawl opted to have a design that placed the building close to Meares Street while retaining the mature trees at the rear of the property.
Another benefit of this approach, per the architect, will be the maximization of sunlight that will reach the south-facing units in the building (recall that these units will be on floors 2-6).

in keeping with the 60s/70s revival that's going on in the city, this modular thing on Yates St. is up to full height now
In the 60s/70s you would never have been allowed to build something with such a plain nothing-burger face along a main street like Yates. The design is comically inappropriate for the setting. The 100-year-old rooming house was half the size yet it probably had more glazing facing Yates than this modern building will have. How much further can we go with this trend? Would the ideal building have no street-facing windows at all?
Building form & design have never been policed more meticulously than they are right now, and yet we're seeing more form & design blunders than ever before. It's such an odd state of affairs, you think? That enlightened awareness and painstaking processes & regulations would combine to produce the exact opposite of what they're purportedly intended to produce?*

Never have so many been governed so poorly at great expense for such poor results. This seems to be the motto of contemporary politics and decision making.

The policing of designs fundamentally exists to discourage development. What goes through is made to be as inoffensive as possible to avoid all the political landmines.
Which is why sometimes I wish Mike Harris would posses Joe Horgan for a day and take municipalities down several notches.

Does anyone know what the road construction on the Pat Bay and Mt Newton cross Rd is supposed to be eventually. looks like a bunch of excavating at the moment.

The building at the NE corner of Fort and Blanshard (1111 Blanshard, home to a Subway and a sushi restaurant at street level) is undergoing a court-mandated sale.
Does anyone have any intel on who may submitted bids for this 3-storey building? It would be a prime redevelopment site (the upper 2 floors are Class C office and I believe the structure was built in the 1970s) given the development activity in the area.

Two buildings mentioned in this thread are going to CoTW on Thursday April 28 and staff are in favour of advancing both:
- The 4-storey Aryze rental building in Vic West at 822 Catherine Street with the 'folding' facade
- The 4-storey Target storage building with a cafe at street level planned for Quadra Street north of the Husky Gas station

An application has been submitted to add 2 storeys to the existing 3-storey apartment building at 1333 Pandora. This would result in an additional 11 units; the developer has asked for a development permit w/ variances for setbacks and parking (no rezoning is required).

I knew someone who used to live in this building and it's been in a serious state of neglect for many years. Someone must have bought it and decided to spend some cash on making it properly habintable.

oh ya, that thing, this application should be a no-brainer.
Council will fight this on the grounds of gentrification and renoviction. Just wait and see.

Not 100% related to construction rumours, but I saw painting crews doing work on the roof of the Wave (845 Yates). I spoke with someone I know and they confirmed that the entire building will be repainted in white and grey. I will be interested to see how it's done in practice and how it turns out, as everything being built now is white/grey/beige in some combination. The building is definitely looking a little tired though.
