Make 902 Foul Bay a public park

 

 

Re: “Townhouse project heads to fall hearing,” Sept. 3.

 

Here’s an idea for dealing with the property at 902 Foul Bay Rd. Why doesn’t the owner of the lot, Aryze Developments, donate the property to the City of Victoria to be turned into a public park?

 

That way, the mature trees, the shade, the protection for wildlife and the carbon sink would be preserved and Luke Mari’s name could be on the park sign in perpetuity. A win-win for all!

If Mari’s generosity does not extend that far, perhaps the city could do what it should have done in 2016: Buy the lot and perform the same public service, thus adding to its meagre stock of parkland.

 

And it could choose any name it wants. How about Canopy Park? Or Redfern Urban Forest?

Well as the old saying goes, everything is for sale for the right price. The lot was owned by another developer (Large) before Aryze. When the original heritage house burned down, old man Large was put in police cells for one night on suspicion of arson. It was a spectacular fire.

 

Attended the public meeting yesterday. Was disappointingly sedate. Though I wasn't there the whole time as I only have so much patience.

 

Build it already. In a few years, no one will remember what the fuss was about.

The West Shore timber can’t sit around forever waiting to be used for Victoria housing.

But yeah, what a nightmare this proposal became. If we hadn’t spent so much time criticizing Langford maybe Victoria residents wouldn’t have realized the same processes are at work everywhere, just in different ways.

The Aryze townhouse project at 902 Foul Bay Road will be going to a public hearing on Thursday, September 22 (at the council meeting).

Milliken Developments and Amica Senior Lifestyles, the team behind the "Amica Oak Bay" underway at 1900 Richmond, are proposing a 6-storey, 88-unit assisted living facility to be built adjacent to 1900 Richmond on Ashgrove Street.  This would require the removal/replacement of 4 houses on Ashgrove Street, and the new building would be connected to 1900 Richmond.

Three Shores Developments is getting ready to unveil a 6-storey condo/townhouse development at the intersection of Fort and David (I'm not sure if this is on the site of Papa John's Pizza or if it's the property across Davie Street.  Renderings should be available in the next few weeks or so...

My guess would but it’s the two SFH parcels right across David from the commercial building. Funny - my gut was telling me that parcel was getting primed for redevelopment since the houses are quite old and not really maintained. It’s ridiculously close to a major shopping area, right on the busiest and most frequent transit lines in the city, and will soon be on a AAA bike route. It’s a no brainer, if not unfortunate for the current renters. Hopefully the developers will work with the renters to get them alternative housing.

Alpha Projects is proposing a 7-storey condo building with 60 units at 475 Kingston Street in James Bay.  The building would be concrete and unit sizes range from 650 to 1800 square feet in a mix of 1, 2, and 3 bedroom configurations; the site is currently zoned for commercial so a rezoning would be required (but the proposed density is within the limits in the OCP).

Wiping out those old houses would be a gut punch for the character of the neighbourhood. Is that what they're planning to do? Wipe them all out? I'd chip in some money out of my own pocket if they would preserve/restore two or three of them and maybe relocate them on the site in order to create space for the new construction.

 

Does anybody know what the JBNEA had to say about this one?
