I heard from developers that the original offering was out of touch and had unreasonable demands. Developers did not find it attractive with what the YMCA board was asking. The complicated nature of the sale had put a lot of risk on the developer.

It appears that the YMCA has become more in touch with how attractive this deal was from developers point of view. This appears to include a different deal structure where the "RFP includes only the sale of the Y's downtown property, with no concurrent requirement for a new facility." (Colliers)

This is likely YMCA's best chance of moving forward; however, it will have to mean they will need to find another location in the area that is suitable to remain in the same market.

The most logical thing to do would be to operate Victoria's Crystal Pool.

11 units of workforce housing are being proposed for Doncaster Drive bear Hillside Mall. The building would be 3 storeys tall and replace an existing house.

An elevation rendering:

The developer is Cadillac Homes and the architect is Joe Newell.

I noticed this substantial building in progress on the 1300 block of Gladstone but I haven't see any mention of it here. Apparently it's going to have two commercial units on the ground floor and four rental suites above.

It was brought up in the Fernwood Pizza thread for sure and I wrote about it on my blog. I thought there was a thread on this specifically too...

It has a whole new look!

Kiwanis Village will be redeveloping its 8-acre site: the first phase will be the demolition of four 1-storey buildings and the erection of a 4-storey seniors living facility with 74 to 90 units. See http://www.timescolo...site-1.23190752

Long overdue. This site is thoroughly underutilized.

Phillips is proposing a warehouse office space at the corner of 502 Discovery Street and Store Street. The historical street car barns currently on the site will be refurbished and a skylight breeze-way added in the roof space above. The space will be used as co-working office space by Club Kwench..

Right now they're on Fort in one of the spaces coming down for the Fort & Parc projects. It's a coworking office space...basically pay a fee and you can work there instead of renting your own office space.

Kwench also puts on some talks and events. I went to hear a talk by a documentary filmmaker. It seemed to be a happening place with young entrepreneurial folks involved.

Don't be so sure.

I wonder if it'll just be the upper floors? I thought they bought those buildings for storage and shipping purposes, but perhaps don't need all of the space. In any case, hopefully they'll have a couple of keg lines running to the hipster workforce!

Let's hope approval of the proposal doesn't hinge on the spelling and grammar in their letter to the CoV

Missing a comma after amenity's (sic), neighboUring (this is Canada, after all), "Further to" is used awkwardly and arguably incorrectly.  Oi vay. :judge:

The 6-storey residential building at Cook and Hillside is no longer appearing on the city's Dev Tracker.  This may be a technical glitch as I doubt that Abstract's rental division would have withdrawn its application...

Assuming this is the same one, back with a new RZ code and a DP with Variance. No plans yet, but you can check the tracker here: https://tender.victo...Number=REZ00636

A 24-unit rental apartment has been proposed for 415 and 435 Michigan Street.
