I've heard back from Peter Jawl and he says that they're not contemplating six storeys.

I would imagine it's not worth the hassle of even suggesting 6 floors.

It has great 50s style.

 

Facing the street it's all windows and no setback. I sure hope its replacement doesn't end up being some countrified thing. Heck, wouldn't it be neat if they used the existing ground floor as the inspiration for the new building?

It appears Jawl Residential is soliciting input for this project

Jawl Residential is currently in the pre-planning stage for this property and is looking to receive suggestions and input from the community in order to inform future development plans.

It's the perfect opportunity to get a contemporary version of a mid-century modern building.

If The Avenue cannot get a remarkable piece of high-end modernism then we don't deserve it and might as well throw in the towel when it comes to architecture.

A preliminary meeting will be held Sept10 with Hillside Quadra Action Committtee to discuss rezoning/redevelopment of 1302 Finlayson, home of the Old English Cabinet Maker.

The last major downtown car lot without an end date appears to be undergoing some site testing. Very low key drilling around the Harris Dodge/Chrysler at Yates and Cook has been going on the past week with many marked observation wells. I assume this is to determine ground water levels as they don’t appear to be doing soil samples yet. Maybe they’ll monitor these until next spring?

probably soil contamination from old gas pumps, the service bays, etc.  Pacific Mazda right now has no end date btw

Isn’t the plan to have the firehall completed by 2022? Which likely means a construction start/Mazda end date within the next 18 months.

Could be a great location, But maybe a block or two far for some office workers, especially at lunch? Well, better for some, worse for others.

the fire hall gets built on a portion of the parking lot and Mazda keeps operating as is with a smaller parking lot

They took soil samples all over the lot, right up to the sidewalk on Yates as well, so I think a developer would want to excavate the whole lot at once. They could do it in chunks, but not sure Mazda would want to stick around beside a blasting zone (unless clay!) with a much smaller footprint. I guess this site could also host a new YMCA - convenient gym location for the fire fighters as well. :)

Either the Chrysler or Mazda lots could ultimately be the new Harris Green shopping centre if they play it right. Why wouldn’t London Drugs, say a Starbucks, maybe a Best Buy, local or chain restaurant want to move in to a premium location instead of having to wait 5-10 years for the current location to undergo a messy redevelopment?

Could be a nice streetwall project with an interior shopping courtyard where security personnel could be more successful in making it more enticing for people to hang out. A safe haven from the outside challenges that you currently see on Yates, or a fake corporate experience depending on your point of view.
