Huh, I actually think that looks pretty good. Not usually of a fan of the, as Nparker says, "giant house" style. But this looks good!

 

After looking at a bare untended field with the occasional piles of junking collecting on it... yes, this looks much better... imho.

Landuse meeting November 21 for Fernwood - David Chard Construction proposal for Cook Street property between Yates and Johnson. One 12 story building on Cook, retaining medical building 1100 block Yates, 8 story and 5 story new buildings on Johnson.

More detail on Fernwood project (no longer a rumour).  

 

The official community meeting is to be held Wed Nov 21 at 7 pm - #10 1120 Yates St - Victoria Professional Building concerning 1309-1315 Cook Street, 1100-1108 Yates and 1109-1115 Johnson Street.

 

Currently 1309 and 1315 Cook, 1100,1102 and 1108 Yates and 1109 Johnson are zoned C-1.  1115 Johnson St is zoned R3-1.

 

The developer would like to rezone these 4 lots in order to build 3 new multi-family residential buildings which will include retail, a daycare and a diverse range of housing alternatives including affordable ownership condominiums, purpose built rental and market condominiums.  The proposal is to build a 12-story building fronting Cook and Yates and an 8-story building and a 6-story building fronting Johnson.  The existing 5 story Victoria Professional Building at 1120 Yates will be retained and upgraded.

Will there be a fight to preserve these old, but hardly remarkable structures that face Cook Street?

These three structures will stay! The developers could not convince the owners to sell so yes all is well in Fernwood. (So far). I think it’s rather charming to have these old houses/peculiar businesses standing around nonchalantly while 12 and 8 story structures are erected around them.

I think it's a wasted opportunity to properly develop this block.

Nparker - yes, of course it is a wasted opportunity to properly develop the whole block.

And David Chard and company tried very, very hard to secure this missing piece.

But since they didn’t succeed, I’m going with enjoying the incongruity.

Is developing the substantial surface parking lot on the north side of the professional building part of the upgrades?

The problem I see is one day the owner will die and their kids will want to cash in and sell.  You might buy a unit in Chard's development and look at a decent view and go ok not bad, I can see the little park boulevard on Cook, etc, etc and then 5 years later your view is of someone else's living room

 

How do you design around an unknown like that

It's not different than designing around the office building. Most developers will take into account the adjacent property and plan accordingly. The fellow not wanting to sell might end up realizing one day that council won't approve his redevelopment vision due to the proximity of Chard's buildings.

CRD Housing is planning to replace their 62 existing units at 330-336 Michigan St with 107 units.

There will be a CALUC presentation on Nov. 14.  

Architect:     de Hoog & Kierulf Architects.

 

It's right next door to a 4-storey new-build at the corner of Michigan & Oswego.

I can't see any further info on this, but this is what's there now:

How long ago was the Michigan Square project constructed? It looks like it can't be more than 30 years old at the most.

Four to six stories.

That's sort of my feeling as well, but in the usual Victoria style it was under-built for future needs.  :whyme:
