While the building has some mid-century charm, as restaurants go, Pluto's is well past its best before date.

If the existing building cannot remain - and there's no reasonable way it can - then a stellar 21st century interpretation of mid-century design would be a nice homage.There's a ton of inspiration out there.

There is a new proposal on Dev Tracker to replace the end of life apartment building at 1475 Fort Street with a new 4-storey structure containing 32 rental apartments (4 of which will be affordable).

The developer is Lantern Properties and the architect is Cascadia. The property is called Hadera Apartments. Some renderings:

Brick cladding? Totally inappropriate for the site. Are they trying to turn it into downtown or something? I'd need to see some proof that this style would be a good fit there.

Perhaps the brick is an homage to what's currently on the site.

I can't say that architecturally speaking the new design is making any real statements, but for what it is, it's OK. At least the useless front lawn will make way for a more urban vibe.

I'm wondering (as always) why they wouldn't want to put one more level on top, but set back a bit. Would residents have rooftop access for this one?

I knew that. :) I still think the cladding choice might be a deliberate attempt to win favour with the neighbourhood.

Could be wrong but didn't they just do a bunch of landscaping work at that fort street apartment this past year?? and possibly more?

Legally, no.

 

With CoV, they tend to ask the developer to consult with the CALUC, and Council may decide to have a Public Hearing if the variances are significant.

There is a community meeting this Thursday for the redevelopment of 1114 Rockland.   The meeting is hosted by Fairfield Gonzales CALUC and will be held at 7 pm at 1330 Fairfield Road.

 

There are no renderings available but I imagine that this site will be redeveloped into an apartment building...

Ok - I finally have more info for 1015 Cook Street.

The Developer is GMC Projects and the architecture firm is Hillel. 14 rental suites are planned in a 4-storey building with underground parking.

This project has now been converted to a rental apartment proposal; the existing house will be demolished and replaced with a new building. The design has presumably changed, though I assume it will likely remain four storeys, and the CALUC meeting for the new proposal will be July 11.

Air Conditioned Condos

I’m relocating to Victoria and am interested in buying a higher end condo, but only one that is less than 10-15 years old and has air conditioning. Does anyone have a list of condos meeting these criteria? CC
