They are building a deep foundation/parking garage on a lot immediately adjacent to the little rental apartment building on Pembroke right behind the Quadra Mohawk. It's so close I'm assuming it is almost an attachment to the existing building or a very close neighbour. Anyone know what it is? No signage.

Gurcharen Budwal is doing something rarely seen in Victoria over the past three decades.
On a small lot behind Quadra Street’s Mohawk gas station in the North Park
neighbourhood, Budwal is overseeing construction of an apartment building. Not a
condominium with units that may—or may not—be rented out by their owners, and not a
subsidized housing unit financed through BC Housing or other non-profit groups for those
whose next available option is life on the streets. Budwal is building a bona fide 16-unit
market-rent apartment complex.

“It’s a long-term investment,” says Budwal, bucking the get-while-the-getting’s-good
mentality that characterizes much of Victoria’s recent building frenzy. But just because
Budwal is building, don’t expect others to follow suit.

“There’s no incentives to build apartments,” he says. “They should have more incentives
for people who want to build rentals.”

Are these going to be shabby new rental units or new new rental units? If memory serves, that was one of the reasons the JBNEA opposed Quadra Pacific's rental building proposals a couple of years ago: the new rental units would have been new, so only well-off people would have been able to afford them. I believe somebody wrote a letter-to-the-editor stating as much.

Counillors also objected because the rentals wouldn't have been aimed at the low-income market.

But now buildings in James Bay owned by Quadra Pacific rent for $800+ for the bottom floors and well over $1000 for anything with a view.

Developers will build cheap new rentals when Toyota builds a $3000 Corolla.

That's what I was trying to say. A new building is a new building, like it or not.

Well going by the building next to this one they are certainly not high end apartments. I would expect rents to be in the mid range. This is not an attractive building. This is a four storey wood frame utilitarian rental. I think we need it but do I want to see them all over the city? No.

Would this developer have made design changes in exchange for height and density changes? No. He wanted to fit into existing zoning and move through the process with as little input from city hall as possible.

This thing is stalled. No work in at least two months. It's at the right-before-they-install-the-windows stage.

I bought a new, mustard coloured Toyota Corolla in 1975 for $2195.00.
(that includes $200 discount for the trade- in)

THE CAPITAL REGIONAL DISTRICT HAS COMMITTED OVER HALF A MILLION DOLLARS TO A PAIR OF NEW SUBSIDIZED HOUSING PROJECTS.

ONE OF THEM IS BEING PUT TOGETHER BY THE GREATER VICTORIA HOUSING SOCIETY, TO CREATE 25 NEW SUITES FOR THE WORKING POOR ON PEMBROKE STREET. IT RECEIVES 375 THOUSAND DOLLARS FROM THE REGIONAL HOUSING TRUST.

Anyone know if this is where things are happening? $375,000 might finish the place up from where they left off, and 25 suites sounds about right.
