A 4-storey condo called The Zen is planned for 1121 Fort Street near the downtown/Rockland border. The building will be built by Homewood.

311-486 sq. ft. units starting at $180k.

In that spirit could we help out with some more titles to reflect the unique character of this one?

I'd like to offer The Banality.

The building is a bit bland, but not so much as to offend me. And the prices, very low!

Yes. For comparison, I have mine on the market for $332/sq. ft., brand new floors, brand new appliances, brand new paint. Mine comes with addl. storage and optional underground secure parking too. Zen don't.

I bought a presale 533 sq/ft condo at the834 for $370 per sq/ft......concrete building, rooftop. Right now you can buy at the Falls for less than $400 sq/ft on the lower floors with a parking spot. $538 is a little ridiculous.

The prices are low on a per unit basis. I mean 100,000 for 10 square feet would technically be low too.

I don't mind small units but when you get down towards 300 square feet that's getting pretty darned small.

The Rockland neighbourhood boundary does intersect with Fort Street but not until a few doors further down the street. Linden Ave., I believe (so the Art Gallery is in Rockland).

$370 is pretty good these days but almost $600 is way too much IMO.
I hear that Chard does good buildings though so his $370 may be as good or better than another developer's $450+.

How are you marketing? Used Victoria? Multiple listing with Realtor?

Yes, it's on MLS with a Realtor.

With so much inventory out there in the condo world I think MLS is the best way to attract an audience.
