Both penthouses are for sale, the one in the east tower is unfinished (was originally going to be the developers). The sub-penthouse is also for sale - not sure if this is the one the developer (David Price) is occupying.

Penthouses are listed at $ 3,950,000; sub-penthouse at $ 2,3000,000.

Also the site where the townhouses were to go is listed at $ 1,250,000

I suppose we should move these to "completed" given that not much is happening with the townhomes north of the towers or the sites landscaping.

This project is completed as it is going to get. I understand the townhome portion is actually up for sale.

Fancy unit in Boulevard this month. Looks like it cost north of $2 million.

Five residences are going to be built in the front of Swallows Landing. Must be either townhouses or detached houses.

This project is still under construction.... I remember seeing the crane from the bus stop on craigflower back when I was still a student at ESQ High. That was over 5 years ago now:eek:

^I know the owners, they are un-amicably cohabiting the place, one wants to sell, one doesn't.

Good luck to the realtor that can close this deal.

Swallows Landing SUB PENTHOUSE, first time on the market since brand new. Only 3 suites on this exclusive floor. Views of the snow capped Olympic Mountains are the backdrop for ocean views of the outer harbour from all principal rooms. Inside, a higher standard of finishes and appliances including Liebherr Fridge, Miele built-in-coffeemaker. Extra high ceilings, a spacious sunny west facing balcony, Two bedrooms, ideally separated (each with a walk in closet and ensuite bath) on either side of the huge entertainment sized living and dining room. This well managed complex is one of the most coveted on the harbour, a 5 minute drive or a 25 minute walk along the waterfront walkway to Downtown Victoria, but situated over looking West Bay Marina and the protected Garry Oak meadow below, ensuring protected views and a serene sense of being in nature. TWO secure bright underground parking spots & storage.

$2,150,000

Reduce the price by a million bucks and reduce the strata fee by two-thirds and I'd be interested.

Maybe even sweeten the deal by reducing the property taxes by 50%.

Price and strata fees look pretty in line to me, I could live there.

Glad to see they didn't bother decluttering before they offered it for sale.

Let me know when you get your price approved and I'll offer them $100 more. This is called the art of screwing you.

So now they’ll agree to inflate the price, then split the gravy between themselves.
