Downtown Hair Salon...Asking $5000

A note in the window says $4000 is the final offer and the rent is $2200. The owner is moving to Australia.


So at his prices, he has to do 6.11 cuts a day before he is in the black for the rent.

And that doesn't take into account the 30 G he spent "upgrading" it.

The only thing of value I can see inside that place is the chairs and I guess, the sinks. So that's worth a couple grand. So what was he selling for $30,000? Serious question. The brand equity? It ain't Starbucks or Ralph Lauren.

$26,000 is spent to the electrical work, signs and fixtures such as sinks, plumbing, hairstylist employees etc. Truth is that the owner sells the salon for $26,000 less or give the business for free, because of his understanding that people, 80% of the Victorians are poor and dont have money to buy it. And with his generosity the owner is willing and feelling to do good for the poor people of this city... so the owner can go to work for a while in some salon or open a business in Australia.:)

The land the property sits on is underzoned. The property is in a general state of disrepair and is a likely candidate for redevelopment in the future, making it unattractive to tenants looking for long-term occupation. The large amount of money spent on electrical upgrades isn't a bonus, merely fulfilling long-deferred maintenance to get it up to modern standards. The space is far too large for a three-chair salon and represents a poor value for an investor. Any likely new tenant will probably opt to strip the salon contents out and sell them for cheap and turn it into a retail unit.

The space is not far too large for a four-chair salon and esthetics and the new tenant will keep the salon contents, sell products, 2 employees: so the salon is sold. There were 40 buyers but only 2 finally cud offer $4,000 from the 80% of the poor Victorians

It's called The Owl & Pussycat Salon, but seems to be more or less abandoned for the last 10 days or so, no activity. Phone still goes to voicemail saying they are doing services on an appointment-only basis, but the shop has not had a sole in it, I can see the entry mat has not been placed, it's rolled up and put aside.

FACEBOOK offers no clues.

When they opened last year, they had girls going throught the mall trying to get people to pre-pay for hair/nail packages, which I thought was a little tacky. I told one of them that I wasn't interested because I was loyal to my hairdresser and was told, "Well, when you're ready for a good hair cut, come to us."

Can't make up your mind on whether to get that perm or color or have your bangs cut or not? Get a psychic reading to clear things up - then find a stylist...

Well, my point exactly. Why not combine the two? Instead of just idle chatter and gossip as they cut your hair, they can read your scalp, tell your fortune. Or just one or the other. Two businesses, one rent payment.

This new owner thinks she'll be in business for years. I know it will last about eight months to a year before she gives up. Now who's the psychic? Or maybe she can accurately predict when the building will be demolished to make way for the new Centennial Square library and win a million.

So the fellow who tried to sell his salon is purportedly the same operator of the barbershop in Odeon Alley.
