^There's also at least one good example in there re: distinctive/interesting windows. In Victoria it often seems like the windows aren't getting any consideration at all.

I dunno about the Spencer Block. The illustrations suggest the ground level commercial units won't really be differentiated from the floors above, or from one another. Methinks even if only one of the units has a distinctive treatment of the pillars and/or windows and/or doors, it can still have a big impact on the overall vibe of the development. It just helps to make the entire development seem less cookie-cutter and less generically modern, if you get my meaning.

Actually, on the other side of the block the ground level will be differentiated pretty starkly from the levels above. Kind of a faux-heritage vibe on the ground level with a modern faux-industrial look above.
Anyway, I'm not meaning to pick on the Spencer Block. It seems like a pretty decent development. I leave those Portland examples as illustrations of what I'd like to see.

But I do like the mix of old and new in that area. I just wish there was more modern stuff that was using brick or terra cotta or other kinds of "natural" cladding.

I'd love to see a local Mid-Century Modern revival, as long as it was done accurately and with quality materials.
