The portion of your home used for a home office will now be removed from capital gains protection when you sell, no? You’ll have to raise your sale prices to cover that cost.

based on (a very quick google search) it looks like this only applies if you take CCA (depreciation) on the portion of your home used for the office... if that's true, most people running a home based business wouldnt take CCA anyway.. so maybe it's no biggie?

The capital gain and recapture rules will apply if you deduct CCA on the business use part of your home and you later sell your home.

From zero units in 2022, to nearly 800 in downtown proper and on the immediate periphery, the downtown core will see a nice infusion of rental homes in 2025. There will be no condominium completions in 2024 or 2025 (aside from Chard's completion of Haven and Nest in Fernwood, on the downtown border).

^ If we evenly distribute the 1.5M newcomers that will arrive this year across the country then that means that the population in the CRD will increase by about 15,000. 800 new homes isn’t going to go too far.

Now we could limit the number of newcomers to match the 800 (plus whatever the rest of the CRD is building) but that won’t happen.

Granted, that’s only for downtown Victoria, but we are nowhere near supplying sufficient housing supply. Not even close.

2024 Federal International student visas permits

 

On January 22, 2024, IRCC set an intake cap on most international student permit applications as a way to stabilize new growth. For 2024, the cap is expected to result in approximately 360,000 approved study permits.

 

Immigration numbers.

 

Overall, the Immigration Levels Plan 2024–2026 has permanent resident admissions targets of 485,000 in 2024 and 500,000 in 2025. For 2026, the plan is to stabilize at the 500,000 level.

Meanwhile, the Liberals have released a housing plan that will deliver 2,200 units per day, into the early 2030s.

I’m not sure how that is physically possible.
