Yeah, that's less than $400,000 for each house. What's the catch?

Maybe they’re looking for a bidding war? Usually offerings like this don’t even hit the market if they’re valuable opportunities.
that listing is for the one house for that price. but you can also buy the other houses to make a land assembly. the listing is very poorly done.

Do you mean these land assemblies get marketed to developers?

Here's a similar three-house land assembly listing on Richmond, the difference being this listing also has the total price of $3,800,000 shown. I would blame the young Realtor for not being clear but I suppose if you're a serious commercial land developer you don't need it spelled out for you like I would.

“Victoria offers great accessibility and a wide range of job opportunities, coupled with the surrounding natural environment, warm summers, mild winters and a high quality of life — people from around the world choose to make Victoria their home,” Daniel Drimmer, Starlight president and chief executive, said in a statement.

''The Woodbury'' is located on St. Andrews, a quiet and picturesque street in the heart of James Bay and just a short walk to the Inner Harbour, one block from Beacon Hill Park and near Dallas Road. This 4 suite multifamily property, each with their own entrance, contains an additional owners bachelor suite and consists of main floor 1 bedroom units complete with gas fireplaces, bright kitchens and front and rear entries. Upstairs are 2 identical studio suites with Murphy beds, vaulted ceiling and are flooded with natural light from the skylights and balconies overlooking the neighbourhood. The current owner has been operating monthly rentals here (zoned R2-31), but this property has higher earning potential with long term tenancies if you choose. ''The Woodbury'' has been well cared for and pride of ownership is evidenced throughout, with beautiful gardens and fully furnished suites that are highly sought after and also includes five off street parking spots!

i wonder what makes it the "owners suite". no toilet?
the #5 unit there wth sliding doors would appear to be the extra unit.
i don't know. it's furnished a bit like maybe it was an air bnb until now.
oh hold on:

As students return to campus this fall, student representatives at the University of Victoria say their administration and surrounding municipalities need to do more to address a desperate housing situation.
Hundreds of students are competing in a sparse market for low-priced rental units in their return to campus for the first time since the pandemic led to its closure. Each of UVic’s 2,100 on-campus beds has been claimed for the fall semester.
Sherry Mengering said her daughter, a fourth-year UVic student, has been trying to locate a new home after agreeing to terminate her current lease on Aug. 31. Since June, she and her roommate have spent hours searching daily.
“They have had only one viewing, for which they were declined, being told that the landlord prefers not to rent to students,” Mengering said. Her daughter will likely have to miss the semester to join her mother in Calgary at the end of August.

^Yeah, it's brutal. Parents are now intervening and doing the calling. It's pure desperation. I bet if you had a spare bedroom in your house you could rent it out for a grand, no problemo.

i'm not sure if allowing party houses is the solution.

UVic has been dealing with a housing shortage for years. Additional on campus housing should have been built decades ago.

Good to know nearly 50% of Victoria council declined a 50-some unit rental building.
