I officially sold my personal 507 sq/ft one bedroom yesterday for $361,600.  No parking, facing north, 5th floor.  The appreciation in this building was too good to pass up.

I officially sold my personal 507 sq/ft one bedroom yesterday for $361,600. No parking, facing north, 5th floor. The appreciation in this building was too good to pass up.

There you have it. $939/sq ft for a downtown Victoria concrete condo that's several years old. This is why a woodframe condo overlooking at strip mall in Langford is $500 a square foot.

was in the building  last week, one owner posted an ad selling on his own..... 1000/sqft..

 

I also got approached by an owner at Janion, he wants his 1 bed to be gone by June.. asking for 1150/sqft...  I told him to put on air bnb etc, he said he is done with airbnb and wants to move on to other investment project.

There will no doubt be some Air BnB fatigue. I suspect it’s hard to find housekeeping staff if you do not do much of the work yourself.

Yes, absolutely it does. It also doesn't have to be an actively used AirBnB, but so long as any unit within the building has been used as a short-term rental within the last six months all units are eligible.

 

Here's the City's verbiage:

 

Section 528 of the Local Government Act states that if a property was lawfully used at the time a bylaw is adopted, then that use may continue unless it ceases for a period of six continuous months. This is called non-conforming use.

 

Section 528 also states that in buildings where part of the building is authorized as legal non-conforming (for example one unit in a building), the whole of that building will have the continued right to that use, unless all operations cease for a period of six continuous months.

just noticed a 1 bed room pended at $792 on the second floor.... another one the 4th floor is also up for sale, asking $808/sqft. None of those come with a parking spot.

no sign of slowing down. still lack of listings in this location
