They have tendered all the work so construction should start soon, however, with Len Barrie's brother behind the project I am not expecting a smooth sailing


In my day, quality projects required that tenders were processed through the "construction association" where there was a "bid depository" governed by a set of rules.....complete with "bid bonds" and "performance bonds"

Protection for everyone.

Have we lost sight of that process?

Construction was tendered thru the construction association, but the construction manager and owner elected not to use bid depository.

I really don't understand your comment thou, how does tendering thru the CAV and using bid depository ensure protection for everyone? If the owner goes bankrupt everyone of the subtrades is in trouble. Construction managers, as is the delivery method in this case, are not required to provide any bonding to the owner.

Practical portion of the Fire Investigation course has ended. And, within 24 hours the Motel was demolished by crews to make way for utilities.

Development permit submitted for the townhouses. Apparently the buildings fronting Sooke Rd. are being adjusted to incorporate several new plans for the area. Including library, expanded medical centre, seniors centre, and "possible" civic space, and performing arts centre.

Site prep still taking place.

*Rumour* is that the first condo building will have prices starting at $249,000 and be completed for around September 2011.

We shall see...

Construction has started on the 5 storey 33 unit condo. Concrete being poured daily now it seems. Building permits also taken out for the 4 4-unit townhouse buildings.

Not many units remaining for sale according to the website.

Parkade nearing completion - framing looks like it will be starting within the next 2 weeks.

First townhouse buidling (4 storey - 4 units) site is cleared and has prep work started.

Phase 2 is expected to start construction May of this year which includes 5 or 6 multi storey commercial buildings fronting Sooke Rd. There is to be 5 3-4 storey structures over 1 large underground parkade which connects all buildings together.

Framing started on 3rd floor above the parkade today.

Utilities and other infrastructure related work has also started in what will be the Phase 2 area.

They are coming along quite well with many people on the job site daily. 85% of the units have been sold in the first phase, and they would like this phase to be completed by Oct. or Nov. of this year.

The sales center is up and running for anyone who might like to stop by for more information.

I heard about this two weeks ago from one of the neighbours. The mayor says it's common practice, and it's at the "developer's risk." Makes me wonder why even have a building permit process, when developers can just get retroactive permission? Why would a developer dodge the permit requirement? Does it cost a lot of money or something?

Berger and Sooke Coun. Herb Haldane say the district is applying a double standard -- allowing a major developer leeway while an average resident wouldn't be allowed to build so much as a deck without permission.

I know there are a couple of members on here that live around the Sooke area and thought they might be interested in attending a Seafood Sampler at the Mariner's Village Sale Centre located on the property.

This of course is an open invitation to everyone. Mike Barrie should be there as well if anyone might have any questions on the project and to see some of the rendering of the whole project etc..

The Seafood will be provided by a local charter fisherman and should have some fresh salmon as well as halibut which will be BBQ'd on the deck overlooking Sooke Harbour.

Rain or Shine event will go on.

No cost to attend, but please realize it will not be a dinner, but smaller samples of fish. This is a chance to learn more about the property by asking questions if you wish, enjoy some fresh seafood and a glass of wine or beer.

It starts at 4pm - 8pm - Poster below.

Renderings for Phase 2 were released a few weeks ago. Phase 1 condo is supposed to be ready for occupancy at the end of November, with the phase 1 townhouses ready around January.

Phase 2 is big, and set on Sooke Rd. This will be the most significant improvement to Sooke Road that Sooke has seen in years.

Phase 2 will be broken up into 2 parts. Part A and Part B.

Part A will see approx. 60,000 sqft. of commercial space and approx. 33 condo units ranging in size and price. Part 2 will see about the same.

There will be a health and wellness centre, library, seniors centre, wine store, small boutique stores and a local market of some sort. (red barn, market on..) something of that calibre.

This phase will also see a local brew pub and restaurant situated on the docks.

To make things even more exciting, Customs is interested and will most likely be putting in a office here which will help tourism.

The total development and plan will see about 350ish units and will take about 5-7 years.

If anyone has any questions I'll be happy to answer if I can or will get the answers for you. I've been hired as their local creative director for the development and will be handling all advertising, website and social media.

One of them showcases a unit on the second floor and another showcases the deck from a penthouse unit and the wonderful views of Sooke Basin and the hills.

The condo units should be ready for occupancy in mid-December while the townhomes slightly longer.
