I would definitely agree with you, Customs House is a step above clearly... But looking at the three other "luxury" buildings that have been mentioned in these past posts (Capital Park, Hudson One, Bellewood) none,at least on paper, come close to Bayview One (although I'm sure Mike K will disagree).
I guess it is all in how you define luxury, I agree with Songhees guy, baseboard heat and no AC puts it out of the conversation. I think of that list only Hudson One will crack the top 5 buildings in Victoria (by my definition of luxury), and I'm not sure I can confidently say that.
I am just wondering what your top five or so luxury condos near the downtown core?
I am new to town and looking to buy so any info on top end condos - and if affordable priced in comparison to others all the better

I'll list completed buildings but my top five would probably be:
- Bayview One
- Shutters (some hesitation here due to history)
- Swallows Landing
- Shoals Point (I want this to be higher but it just got dated so quickly)
- Promontory
I think the Promontory could have been replaced with the Belvedere or Sovereign (depending on what you are into), but regardless will get put out of top 5 by Hudson One most likely. Also Customs house will be number 1.

Lots of retailers do “price protection” for 30 or 60 or 90 days

As for a price protection for 30, 60, 90 days that is usually displayed right on site saying you can do it. Some stores offer a zero return policy and in one case of a lumber yard I deal with its a 20% restocking fee

With the public announced discounts of 21k off one bedrooms and 55k off two bedrooms can you imagine how burned the people who have purchased units already (prior to this sale) must feel?!

Buyer of a 2bdrm here. Not terribly bothered. The pricing was...optimistic for some of the units we were offered back in May. I think the 55k should have been incorporated at the get-go for some of the units, particularly those with no view (sub-12th for west facing). While we never looked at units facing what will now be occupied by Hudson Place Two, I think the people who should be really steamed are those who bought something facing it! Rumours prior to the recent 23 story announcement were coming in at ~16 stories. Even the top floor estate collection probably won’t clear the roof. Obviously the giant hole should have been a clue to future development, but I’m sure the sales staff tried to downplay the size of HP2 as much as possible... I’ve noticed a rash of sales from the original Hudson, virtually all of them facing east.
Also lol @ luxury. Features are line with typical new builds here. Based on what I saw in the demo unit, HP1 is maaaybe a little higher than average but we’re talking “upscale” vs ”luxury”. It’s like people calling a 3 series or C class a luxury car... Custom House is luxury. If we label everything and its dog as luxury or high end, we lose any descriptive value those words carry. Inventory at every level of the market is key to a stable and sane housing market.
