Would love to see a mock up. Also not clear from the story whether this is a new building or a remodel of the warehouse. Though I would expect that this is a new building given that it is three storeys. Should have been at least four storeys in my opinion though.

Interesting based on the conversation in the Your Ideal Downtown Project Thread that there is a plan for some new housing in Rock Bay.

Yes, I don't think that warehouse could be converted to what is proposed.

The planner says they want "relatively small scale" stuff. You're advocating mega projects.

The corner building is very interesting. There's a rabbit warren of derelict little apartments on the top floor. We used this building as the workshop during filming of Sorority Wars last year. Here is my painting area. Sorry, Mr. Landlord about all the spilled paint on the carpet.

The same zoning would apply to 555 Pembroke but residential use will not be allowed...
What is the zoning now for 555, seeing as it just got renovated and turned into office space? Office, but no retail?

As a low income family how is the size of these apartment going to help me? There are so small for one person to live in. Plus why would I want to live in a industrial area right beside a beer company the smell will be unbearable. My children will have nowhere to play. I will not let them play with the druggies that will be attracted to this area. This was a horribly planned decision. I am in need of housing, but just not here. I feel the same thing is going to happen here as did at view towers. It is going to be a ghetto.

As for this project it is my understanding it will be under-management by a local non profit housing company. This has much different impact as they will be looking to create a certain mix of tenants that will fit what they see as most suitable for the site. The situation inside the private market is very different as it still works upon a model of the principal to pay as opposed to the principal of suitability.
Where this rears its head, is that as you might be aware not all low income individuals partake in these "less desirable" activities. I would not go so far as to say this will become a "view towers" development or a "ghetto" However you are certainly right in saying this development will not be suitable for families and raising of children.
Affordable Housing is a wide ranging problem that is affecting nearly every demographic from seniors on fixed income to families to even young adults such as myself. That being said any project is a step in the right direction at this point.

As far as I know this is not a full-on demolition, it is still a rehab unless someone has new info.
That is correct, the exterior walls along the sidewalk stay, but the roof and the "doghouse" get demolished
