Definitely too tall for old town waterfront...
I think my appreciation of tall buildings is pretty well known here on VV, but even I find the massing and height of this proposal out of scale for this location.

The rapid densification that the downtown is currently experiencing highlights the deficit of much needed public space in the area
There's public space immediately south of the site. There's new public space on both sides of the new bridge. There's new public space planned between Wharf Street and the inner harbour. There's public space in Bastion Square, Centennial Square, and Market Square.
The deficit of public space is north of Pandora, not in this area.

I don't think the height perse is the problem because there was that previous design with the mini tower that was taller but worked so much better

Even if it were dropped to three-storeys, this would be the result.
There's no way around blocking views of the Sooke Hills unless the Northern Junk Buildings are destroyed and the footprint of the new-build can take their place. And even then it would still be visible.

I agree the current proposal is the least appealing of what has been presented over the past 8 years, but it seems like there is nothing that is going to satisfy everyone. I wonder at this point if the developer is seriously thinking about abandoning the project altogether and we can look forward to several more decades of watching the sad demise of the 2 heritage structures.

Does anyone have the time/resources to collect a summary of all the proposed designs and place them here in one place? It would be interesting to see the evolution/devolution of this project over nearly a decade now.
