These suckers were all the rage 10 or 15 years ago, but now I see they suck.

The sale price is not very high whatsoever for units for resale.

And then I came across this one at 3133 Tillicum that was an a la carte style, and they have closed the food facilities all together.

Were they ever a good idea?

Senior 55+ condo with efficient floor plan with good separation of the 2 bedrooms. Open kitchen / dining / living room area feels quite spacious and is easily maintained. In suite laundry and a 3 piece bath with large vanity and double size walk in shower. Complex was built as a hybrid type of independent living with meals and other senior services being available ala carte. The facilities for these services still exist but the services were discontinued a number of years ago. They are now just part of the common property. Some secure parking available along with extra storage outside of the suite.

Well, most of them have staff, you basically pay a big strata fee. So they are like Somerset House (not as nice) where you pay a hefty monthly fee for laundry services, food and I think even weekly cleaning in some, but you still own the place like any strata. I suppose amongst yourselves you can change the level of service over time, maybe you sign contracts year to year with a company.

Here's one, look how low the purchase price is: http://www.realtor.c...pertyId=9537134 $139k for 800 sq. ft.

Strata fee and service fees work out to $1682.94 per month, far below the cost of a rental unit with the equivalent services.


$239k for two bed, two bath.

Sold in 2008 $180k one bed + den over 800 sq. ft.

With a $1600 p.m. strata fee I'm not surprised the unit is that cheap.

Care homes are generally what, $5,000 per month or more?

Actually, a care-a-minium is probably a better way to go, especially if you have children.

Granny sells her house for $500,000, moves into one of these for $140,000 and pays $1300 per month. Granny dies, more left for the kids. Granny lives too long, kids have to pay less per month for granny to live at the care-a-minium.

The drama that has unfolded at Abbotsford’s Carlisle condominium complex during the last four years involves allegations of egg-throwing, scooter-tampering and prank phone calls (not to mention a hallway brawl and an alleged extra-marital affair).

Someone needs to accumulate 20 of them and make them rentable. Pay 1500 in stata rent for 3k.
