Is there street level retail? Hard to tell from the renderings.

Wow! If the Hudson and Gateway Green projects go ahead as planned, this currently dreary entrance to the downtown core on Blanshard has a chance to come alive. Add to this the Juliet and the redevelopment west of the Telus building on Yates (Jawl family) and this approach to the city becomes much more vibrant. With the right mix of retail, residential and office Blanshard may become a pedestrian destination at last - and not just the quickest way out of downtown for people heading to the ferries or the "west shore".

Wow that will be great. Good luck to them. Shooting this down will be a direct assault on the Coriolis report which is saying we need approx 12 of these buildings built in the next 13 years. Also Coun Madoff has been quoted in the paper saying that too much residential is limiting options for office so it will be interesting to see her weigh in on it.

I'm not sure why they need that giant roof overhang on the north side unless they're trying to grow moss up there.

The roof thing is supposed to give it a landmarkish thing as you come into the city.

I'm also a bit disappointed with these renderings, it could turn out to be a rather dull office building :(

The back side is boring and that large overhang, well, I can imagine that getting pretty grimy looking in a couple years. If it was glass or metal, it could be nice..but it's not.

I think you guys are reading way too much into a rendering of a project that has not even had its first meeting with the city.

Don't worry there is a lot of time for them to get into specifics.

I would imagine that the overhang will be similar to the one at CRD Headquarters.

That's exactly what has me worried. They'll harp about the height for the next six months but nobody will make a peep about how the damn thing looks.

but from talking to the architect and developer a couple of times I really think this will turn out nice. In the end it will be like an extra tall Gateway Building or CRD Headquarters, or very close to those.

That building is amazing!!

I'll love that and its impact on our (skyline?).

My prediction: (If) townline is done WELL, it will DRASTICALLY improve the council's opinion of highrises.
