what is the expected completion date?

 

April 29th. Which has come and gone. They sent out notice of completion to all buyers probably. I got mine. So did a friend and I know at least of one other buyer that received theirs. Not entirely sure of the process since I am a new resident to BC.

Apparently two of the ground floor commercial units are due to become the second Ox King Noodles (Hudson Mews)...anyone heard anything on that. There's a permit on hold on VicMap that says as much.

 

I believe the BP has been issued now

Seeing a 3rd floor 560 sqft unit renting for 1650 (no parking) and a 4th floor 465 sqft going for 1795 with parking. Both allow small dogs. Seems like there's a big premium on parking, or maybe it's the property manager trying to figure out demand.

Very cheap, my office just increased parking to $265 plus taxes.
Predictive text and a tiny keyboard are not my friends!

I guess I should be charging more than $60/month to rent out my unused parking spot.

The unit with parking is 100 less square feet and $145 more. That's a big premium.

4th floor should command a premium over 3rd too though.

Looks like the 3rd floor faces View St and the other one faces the back alley.

I don't think 4th floor is high enough for an ocean view - probably 6th floor or higher.

$60 is very cheap. When I was in college in the late 2000s, I rented out the parking spot that came with my rental on Johnson for $180/month.

I am not trying to make money, so much as help out a neighbour. If I rent to someone else again, the price will go up.

Market value isn't the same when your market is only residents in your own building, as is typical for renting out parking spaces in condo buildings.

^not disagreeing, but you just have to go half a block over to Fort St and see blocks of dumpy 1&2 storey buildings or kitty corner to London Drugs with their massive parking lot
