Wow, I did not know aastra was a member of a Civil Resolution Tribunal! Turns out aastra’s real name is Sherelle Goodwin. The proof is in the pudding folks:

“According to Goodwin, the strata and FLA have “not yet exhausted other possible remedies for this situation”.

We can only hope Sherelle’s sense of humour doesn’t raise a stink in the real world. The old timer crowd that gathers in the Virtual VV cafeteria is a forgiving group, desperate for anything that resembles spicy entertainment.

The developer's other building, the Mosaic does this and as long as the system is kept clean smells are very minimal. 

 

It looks like the developers didn't plan to have a restaurant there so they cheaped out and omitted a restaurant vent. Then when a restaurant did say they would lease the space they jerry-rigged a vent outside the door right by the residential units.

 

When was Mosaic completed?  There's likely fire code requirements to vent horizontally rather than vertically.  My building has laundry, bathroom and kitchen vents all share their respective common stacks to the roof, but in new construction they have to be vented out the wall individually.

If it needs to vent horizontally then whatever units are above the vent will be affected by the smell. Unless they attach some sort of ductwork to the building externally that then runs up the side of the building to the roof. Hmmmm.

I was under the impression the Mosaic restaurant's exclusive vent went straight up the centre of the building to the roof. An external pipe is a solution but where do you put it?

The strata plan shows that apartment 207 is located directly above the restaurant. Based on the photos, I find that apartment 207’s window opens a few feet above the restaurant’s front door and less than 4 feet away from the restaurant’s exhaust vent. The apartment’s air intake vent is located approximately 10 feet directly above the restaurant’s exhaust vent.


Ouch. The owner above probably gets the full meal deal when it comes to smell.

Strange the listing does not say how big this unit is, that would likely be important to most people dropping $530k.
