Does anyone ever use those decks? Other than for smoking? It's a bit large for the number of people that will work in the building.

Technically I don't think you could smoke there. At my work we have a couple of large decks that are used on days like today as lunch meeting spaces. I would suppose in this case the option is having the deck or just having it as a gravel roof of the same area as those top floors need to be set-back like that if there is a hope that it will get through planning. Why not make them decks in that case?

I think because it would be cheaper to not have a door, not have a flooring surface, not having railings etc. Rather than tar/gravel, it'll likely be some type of a rolled-on membrane, with or without a significant slope.

Just make it a normal roof with a few containers of plants to make it a "green roof".
The building next door has what looks like big balconies but there's no doors and it's just gravel roofing.

They could put some treadmills on those decks for the smokers, and run ECG results over to the Western Cardiology Associates just across the street.

The City wants a right turn land and bike land but that's impossible without demolishing the old facade. The community will flip out over parking but that will happen whether there's too little or too much (UVic parkade).

Any news on this? For a building that was about to be demolished in the fall of last year I thought there would have been a more pressing timeframe for destruction or remediation.

I noticed the sign now says "Sold" on this building.

Yeah, a group of doctors bought it a while back, cleaned the property up a little, the rendering posted above was circulated, and that's it. I suppose anything new getting built depends on market demand and financing.

This project is still in its infancy. It hasn't gone through the municipal process let alone have the costly working drawings been drafted yet. I'd expect them to get building no earlier than 2016.

This building will not need to rely on market demand in order to move ahead. What will happen however, is a need for replacement occupants for the owner's current locations (they occupy a number of spaces) next door at the 2020 Richmond Medical Building.

Right - I forgot about that.

All the hoopla and protests and whatever to save this derelict squatter heaven and now it will sit as long as the Janion has sat.
Typical Victoria scene ...scream and yell to save something that you never visited athen when it gets saved you acceopt the fact that it will stayed boarded up for years.
Good save people.

It was only March when the first crude renderings were released. So many things have to be done before shovels hit ground. All the permits and variances have to be sorted out, including the layout of all sidewalks and setbacks as alluded to earlier. Architects have to go beyond the sketch stage and have detailed plans that are approved by inspectors. And financing of course. Unless the doctors are funding this completely with cash from their own pockets.
