Yeah, a group of doctors bought it a while back, cleaned the property up a little, the rendering posted above was circulated, and that's it. I suppose anything new getting built depends on market demand and financing.

I really hope this group of doctors brought an experienced developer onto the team. From what I have seen, medical professionals who have accrued quite a bit of capital like to play the "real estate game" for fun and then overpay for almost everything and end up losing in the end.

There is a proposal by Alan Lowe Architect on behalf of the owners of the property headed to a North Jubilee Neighbourhood Association Community meeting on October 7 at 7:00 PM

 

The proposal is for various zoning changes (and other variances) to accommodate a 5 storey medical office building with ground floor retail/restaurant and a 4 storey residential building. It would appear that the proposal includes 5 parcels including the Turner building.

The Turner Building at Richmond Road and Birch Street across from Royal Jubilee Hospital will be transformed into a five-storey mixed-use office and ground floor commercial development, according to rezoning documents filed with the City of Victoria.

 

Constructed in the 1940's, the iconic building at 2002-2010 Richmond Road has for generations stood as Victoria's "flatiron" landmark on a triangle-shaped lot north of the busy Fort Street and Richmond Road intersection. Home to Ian's Coffee Shop, the Turner Building served as a meeting place for area residents and was popular among university and college students until its closure nearly two decades ago. Nice looking proposal(s), both of them. That said virtually anything would be an improvement over the current situation especially the adjoining properties, which look like they were strafed and cratered by the USAF.......

Pending staff approvals I'm going to guess that a public hearing will be scheduled for late winter/early spring.

I can't see them reusing any of the existing building except for a few of the black tiles on Richmond.

I hope someone has the old Turner neon sign and restores it to working condition.

I'm surprised they stopped at 4 stories on the residential here. Close to a major intersection this could easily have a bit more height. Perhaps there's a parking/underground costing issue at play.

Yes, the underground/parking situation would have necessitated more parking for sure. It's also the height of the tallest residential buildings in that area and if there's one thing Alan Lowe knows all to well is to not get on the radar of Pam Madoff who just happens to the Jubilee neighbourhood's council liaison :)

If they keep the Art Deco Streamline Moderne look I will be happy.  It does say 2017 as the project start so I suppose things can change before then.

A lively gathering spot is visualized in redevelopment plans for the boarded-up Turner Building on Richmond Road.“We are hoping that this will become the centre for the Jubilee neighbourhood,” architect Alan Lowe said Monday. “There will be a place for people to come and gather and meet.”The City of Victoria is reviewing the rezoning application. No public hearing date has been set.Lowe is hoping the proposal will go before councillors within two months and, if approved, construction could start within six months. A two-year built-out is projected. No construction cost is available yet. The building would be designated as heritage, Lowe said.

Agree and don't understand: the design of the rounded south "corner" aside this is an altogether new building. How does this qualify as a heritage structure aside from that one (very) vague design element?

This is still slowly plugging its way through city hall. I suspect city planners are micromanaging this by making design suggestions normally made by Advisory Design Panel.

Is this proposal dead/cancelled?  Dev Tracker shows that staff reviewed the revised plans in January 2017 and returned their feedback to the developer at that time.  Nothing has happened since then... surely the architectural firm would not need more than a year to consider comments from city staff?
