^ something needs to offset the drab office building next door too. This intersection lacks any vibrancy.
I have to disagree with you on this. If you are referring to the 2020 Richmond Medical Building, this is one of the greatest examples of "Brutalist" architecture in Victoria.
It was built in the early 80's by Campbell Construction consisting of 4 floors and 2 more underground for parking.
All concrete and built to out live us all.

Sorry, maybe these old eyes aren't seeing so good these days. But are we saying this redevelopment would add a brand new large surface parking lot on Pembroke?

I am also struggling to understand the exterior window baffles. Can someone help me with that?
You're baffled by the baffling? I could try explaining it to you but it would probably sound like bafflegab.

I wouldn't say "large".
There are provisions for 16 surface parking spaces shown on the drawings. This includes one ride share and one handicapped leaving 14 for residences, employees and customers of 55 units.
Current parking requirements should require 52. (but the woke folk seem to think otherwise)

It's not large compared to past eras, but it's still a new surface parking lot, and in the Jubilee/Oak Bay area no less. Remember yesterday, when exposed pavement was heating the world? Remember yesterday, when there was a housing crisis? Remember yesterday, when the shortage of land in the neighbourhoods was necessitating the "missing middle" program? There isn't a concern or principle in politics that isn't 100% fluff. One moment these things are worth shouting about, and the next moment these things are not even worth mentioning.
In the very least, please tell me they're expecting the parking lot to be redeveloped at some point in the future.

I get it, the new building obviously requires parking. And in this case the new lot would be long and thin through the middle of the block, which is definitely preferable to a more gaping format. But methinks ideally the parking would be underground, or if underground isn't feasible then at ground level below more apartments. Otherwise, it's been a peculiar progression, hasn't it? From the ugly large surfacing parking lots beside the old medical building on Birch, to the underground parking for the also-old-but-not-quite-so-old medical building on Richmond, and now back to surface parking again for the Turner's redevelopment.

Okay, now run upstairs and take a picture of the seniors' residence under construction.

By the way, does anyone know what the deal is re: the new house on the Ashgrove Street side of the seniors residence that strongly resembles the seniors residence in terms of the style and materials? Surely that isn't a coincidence? But if it isn't a coincidence then why did they do it? It seems a bit curious to me.
