I saw a sign for this near Colwood Corners today. website is at http://www.coholiving.com anyone have anymore info?

edit: err, View Royal, not Colwood I guess.

Interesting. Looks to be four-storeys and considering the website says the property overlooks 85-acres of forest land I'm going to guess it's located just south of Thetis Lake.

I'm thinking it is the site behind the Burger King on top of the hill and across from the casino.

Hence it fits the "hill top site" and there's work going on at the site. It over looks DND lands hence the "85 acre forest" thing.

Just my thoughts...

Work is going ahead quickly on this project. I've changed the status to U/C.

Went by this project today and first thing I noticed was a nice flame broiled blue cloud floating over there..

So true. Go by that resturant at any time and there is almost always a huge cloud of blue smoke eminating from the vents. And it always seems to be rising. This could be an issue.

One has to wonder, though, how far the smell can travel and if it would indeed impact the residents of the development.

Surely the developers have taken this issue into account?

not sure how they would do that. I might try a marketing gimmick like "the skies are always blue your new condo" haha

I would suspect that BK will be upgrading its venting and filtering systems before any residents move in. Same thing occurred along Robson St. in Vancouver when it became gentrified with residences above restraunts. The technology is there and it would be better for everyone in the area. I think BK can afford it no problem.

That makes a lot of sense. I had a feeling that the smell would be mitigated in some way but I didn't think it would be as simple as that.

why should BK pay for it, are they breaking any laws? if the developer wants it fixed they can pay for the upgrades

I don't think LJ implied that the BK will be paying for it, but suggested that technologies are available that would mitigate the concerns we raised. There's a strong likelihood that if the developer has not yet agreed to upgrade BK's vents, they'll likely do so if indeed residents begin to take issue with the smoke after occupying units.

The city can, at anytime make you improve your venting and filtering systems if you are causing a problem for your neighbours. This was done in Vancouver to some small restraunts that had to pay for extensive upgrades.

As long as you are operating in isolation you can get away with belching smoke out to your hearts content, when you get neighbours it is up to you to mitigate it.

BK, being a good corporate citizen will probably upgrade on their own without complaints, but the developer of the Coho could sweeten the deal for them, and in some cases the city will also pitch in.
