I wonder what the point of that lip is. I have 8" high lips at my sliding doors and I can't stand them.

I also wonder what the point of that is. Its in Dockside green, the Hudson, and Bayview, making it a standard of normal construction.... why?

Wow, that's really silly. Do we even get snow here?

It must be a fairly recent thing if that's the case. It's only the stuff built in the last 25 years or so that seems to have it.

8 inch lips wouldn't have done a thing for the storm of '96. I would also think the lip gives some protection against flooding on a patio if a drain becomes blocked, no?

I live in a 1970s apartment block and the lip is maybe a couple of inches.

^ Keep in mind that our building code is for the entire province, not just Victoria, and is fashioned after the National Building Code. Also keep in mind that the leaky building fiasco was brought to you by the same folks that wrote this book.

Is the flodding around the waterfall or elsewhere in the building?

I'm not sure of how close it is to the waterfall but my friend is/was on the 10th floor where this latest bit of flooding is happening.

Sounds like Shutters all over again.

This almost sounds worse than Shutters... All I can say is "wow"...

Too bad the building got in the way of what would have been a great photo of the Sooke Hills.

Visit my blog at: https://www.sidewalkingvictoria.com

It has a whole new look!

The 7-11 in this building looks AWFUL.

They have done absolutely nothing to screen the high ceilings or to add any kind of aesthetic anything. By comparison, the Macs at the NW corner of Yates and Douglas was required to include heritage elements, given the heritage nature of the building they are in. So there are appropriate lighting fixtures and historic photos in the window.

At least they should put some translucent screening on the top 3-4 feet of the exterior windows. (to block our view of their ceiling fixtures and ventilation ducts)

Why is every 7-11 mandated to be the ugliest store in existence?
Surely they'd do better business if they looked more inviting.

^No, they put a lot of effort into achieving that look, seriously. The exposed flourescent lighting, for instance is designed to discourage loitering and lingering undesirables. This came up a few years ago with the Gov't St. location. Basically, head office responded to City Hall's request to make it look friendlier by saying nope, this is our look.

BTW, the Mac's at Yates and Douglas looks like crap. The exterior is filthy, faded and decrepit.

Mac's is indeed starting to look unkempt. And it's right in the middle of downtown on the corner of one of the city's busiest intersections.
