^ Yeah, I think if there is one urban village Victoria should be trying hard to densify, it is Quadra Village. Indeed all of Quadra street from Yates to Hillside should be more developed as a walkable neighborhood. That stretch takes 20 minutes to walk, and its on the edge of being exciting.
I doubt anything like 834 Johnson should go in there. But a bunch more 6 story, well-built buildings, some higher quality townhouse developments, and some more care about the street wall would be great. If I were in charge, I'd start a free "trolley" that ran up and down Quadra at 5 minute intervals to spur growth. Trolley to Fort and then walk a few blocks to the office would make for a nice lifestyle for a lot of folks who don't want to live right downtown.
As for the hospital, its off Quadra, so perhaps isn't too important to the village as a whole. However, I'd hate to see it just become 75% parking lots.

The area is great. It has an undeserved bad rap. It is so much better than it was 10 - 15 years ago. I would suggest it is the most multi-cultural area in the City. If we had a bit more commercial for people to move into it could be Victoria's Commercial Drive.
Glad to hear it has changed, my experiences were from 15 years or so ago. Was definitely not one of my favorite areas to go to.

Hopefully the CRD seniors residence goes a long way to help that area, but if it's "campus of care" concept for that site is anything like what they've done at Carey Road then it won't do much.
Just curious, what are the issues with the Carey Road campus?
