I really like that look...Victoria needs more of these kinds of developments.

And the upside is, the heritage people (theoretically) shouldn't have a problem with it.

I know there's a brick building right on that street, and although I might be confused, that must be the one under development, right? If so, what I find striking about the photo is how the setback is actually made to look like part of the building, which has the effect (visually & psychologically) of bringing the building closer to the sidewalk.

The "front yard" or setback is enclosed by low brick walls that look identical (in terms of type of brick, colour, etc.) to the building's brick. (I can't completely "picture" the building as it was, so I'm not sure if those walls are new -- but I think they are...) This makes what could be a no-man's land (think Regent's Place setback/ landscaping) into something more intimate & personal. It looks inviting, even though it's not public space.

Insofar as I can mentally invite myself into this space (even though I won't actually go there uninvited), it looks "human scaled" to me -- and that would apply even if there was a tower there instead of just a little building.

Yep. This is a conversion from a pre-existing building.
Used to walk by it everyday and imagined it converted to something like a t/h complex.

The other project is the infamous Parry Street assisted seniors living proposal.

According to this .pdf, the Redstone building was put on the market for $1,050,000.

If you spend any time watching those do-ir yourself shows on HGTV bricked in windows are very easy to remove if you want to.
