And a big part of that speculation makes more density possible, as you have to speculate (buy real-estate for investment) to then develop it into higher density.

This topic of vacant units has been usurped by special interest groups that are more than happy to create layers of kaleidoscope’d half-truths from what is fairly basic, fundamental data.

And it’s always the same forces. They just change their songs depending on which way the wind is blowing.

Portland’s inclusionary zoning requirement is a slow-motion train-wreck; apartment completions are down by two-thirds, and the development pipeline is drying up

This will lead to slower housing supply growth and increasing rents for everyone over the next two to three years

Inclusionary Zoning (IZ) creates perverse incentives to under-utilize available land

https://cityobservat...nt-has-arrived/

But now, Wile E. Coyote has looked down, and seen nothing holding him up. Data compiled by local economic consulting firm ECONorthwest tracks the number of apartment permits issued in Portland over the past 15 years. It shows the surge in new apartments in 2017 largely holding up in 2018 and 2019, but then plummeting by roughly two-thirds in 2020, from an average of 4,500 new apartments per year to fewer than 1,500.

I suspect that the long term plan is to actually make Victoria much less desirable with more and more supportive housing and never ending densification. I really dont think we are serving the younger generations very well.

Exactly.

Good grief, Canada is the 2nd largest country on Earth.

Create a new community where land is plentiful and cheap - lots of options.

Victoria is constrained by water on 3 sides and prohibitively expensive real estate.

Housing advocates know the above realities, so what do they have to gain by being wilfully blind to better options?

There are hundreds of towns and small cities across the country where land is plentiful and cheap. Very few want to move there. I don't think building a new community from scratch would help much.

94% of BC is crown land. Why not sell some near the desirable places and use the money for good?

No reason we could not have 5 million people on the Island.

I honestly don't know why not. Seems like that should be part of the mix.

Is the greater go served when property is in the hands of government?  Probably not.  Does not work for native reserves.

This is a fairly long article considering it has little information in it.

How about we start building housing west of Sooke, in some of the undeveloped 1,500 square kilometres of land we have out there?

That’s not in the plan. It would need CRD board approval. And that approval process is set up in such a way it’s nearly impossible to get it.

The province could mandate it.

Lots of rezonings and variances have taken place and more are underway. BUT, what’s thwarting higher densities is access to municipal water. Granted, local water systems can also be constructed like we see with some of the communities within unincorporated areas. But there isn’t much appetite for that for one reason or another.

Now here’s the thing. If the CRD does nothing, all we’ll continue to see out there are very large lots with single SFDs on them, maybe a few with a secondary residence on the property. Is that the best way forward, or should we start planning a little smarter, maybe? Right now where we fit 20 homes, we could easily be fitting 200. Probably more.

How many SFD (8000 sq ft lots) can you actually get into a mere 1,500 sq kilometers anyway. Would that handful of houses make a difference?

Would two million houses make a difference?

I think so.

But you could certainly fit 500,000-units of housing within 150 square kilometres of that 1,500 square kilometres. Housing of all kinds, too. No need to only build 8,000 square foot lots.

Why don't we put an artificial island just off the southern tip of the city?   In the mock up below, I've created a new Municipality, just a bit larger than Esquimalt.

The problem is the bridge.  Only one way on and off.  The "Malahat of the Seas".

Can’t the Colwood ferry stop on the way?

But it’s so funny, that the country with the most empty land in the world has to look to Japan for inspiration on building fake islands (with land dug out from the empty land it already has).

When I was a kid we had to take the zip line to school, uphill both ways!
