Too many people are being forced out of the most densely populated central neighbourhoods into less densely populated & less central neighbourhoods. But is this really ever a problem? Or is it just the same old natural process of growth, development and redevelopment, and demographic turnover?
I'm just saying, if we're suddenly thinking we need to figure out innovative ways to put way more people into the most densely populated central neighbourhoods then why are we suddenly thinking this? If we had been doing it gradually for the past several decades (rather than fighting tooth and nail against it for that entire time) then major disruptive changes probably wouldn't be "needed" at all.

Remind me, what sort of aggressive incentives have the CoV and Saanich been offering to developers to get rental housing built on all of those underdeveloped properties from north downtown right through to Uptown?

Somehow I get the feeling anything they do won’t work all that well. Nobody wants to live in a place with no parking.
That may be the point, prices will come down due to reduced demand.

So who then is quickly renting/buying every unit that comes onto the market?
I am hearing from my sources that the recurring discussion regarding of limiting rent increases by the unit rather than the tenant is getting more and more traction with the NDP. It is certainly supported by the CoV council. We may see something in this upcoming session. I think that they will want to start making more radical changes before cyclical market forces change economics and they lose momentum.

Read Agenda 2030. It has the answers especially if you read it with your double speak filter on. This is the Sustainable Development Goals in action that’s all. There is no local thinking and problem solving going on. Lisa Helps has directly Quoted that she is “inspired” by the SDGs… The UN stated more than a decade ago that they needed local governments to implement this agenda. We are now living it. “Human settlements” need to become more dense, more surveilled, more controlled and rural development curtailed to stop the weather from changing.Too many people are being forced out of the most densely populated central neighbourhoods into less densely populated & less central neighbourhoods. Being a lifelong supporter of the NDP, it saddens me to say that I think Premier David Eby made a huge mistake when he decided to force strata corporations to resolve the housing crisis for him.
Had Eby decided to promote and invest in more housing co-operatives, everyone would have been in a better position.
Builders could develop more, renters could become members in their co-operatives, and strata owners could live next door to other owners who have a financial interest in their property.

The federal government has set aside billions of dollars to quickly build affordable housing across the country, but delays in construction suggest many of the projects approved for funding are missing their deadlines.
The Rapid Housing Initiative is a federal program launched in 2020 that provides funding to cities and non-profit organizations to build affordable homes for vulnerable Canadians, including those experiencing homelessness.
The federal government offered $2.5 billion during the first two rounds of project funding, with the condition that approved units must be built within 12 months in most places or 18 months in northern or remote communities.
But a document put together by the Canada Mortgage and Housing Corp. in response to a written question from a member of Parliament shows the majority of units approved have not yet been constructed.
The first round of applications closed at the end of March 2021 and resulted in 4,792 units approved for funding, while a further 5,473 got the green light during the second round that closed a year later.
The response from CMHC, which is dated Nov. 30, says only 1,449 units have been completed.
Neither CMHC nor Housing Minister Ahmed Hussen's office would say how many projects missed the 12- or 18-month deadlines. A CMHC spokesperson, however, acknowledged some projects have been delayed.

I'm shocked. You mean just throwing (a lot of) money at the issue didn't miraculously make the housing appear? It's almost as if these announcements are made more for political gain than any practical purpose.
