Units will range in size from 422 to 2193 square feet and will be priced from the mid $200's.
Commission being offered to buyer's REALTOR® will be 3% on the first $100,000 and 1.5% on the balance. The reason I mention this is one could use a buyer's REALTOR® to write an offer for a flat fee with the remaindering of the commission going back to the buyer.

I was watching House Hunters on TV the other day - one nice but mostly average condo had strata fees of $1,000 per month because the building included a concierge and room service.

They do have quite a bit of surface area at the Bayview to put in a large two level garage. Downtown is obviously much more complicated. A lot of units in the first Bayview building have 2 spots.
I was offered and opted out of a parking spot at the834 2 years ago for $35,000 so have prices gone up?

I will be living there and will be renting a spot in the building from a person who bought a unit with a parking spot but doesn't have a car.
I was willing to pay up to a max of $25,000 for a spot.

Studio - 468 sq/ft priced from $219,000
One Bedroom - 531 sq/ft priced from $259,900
Two Bedroom - 731 sq/ft priced from $362,900
Two Bed + Den - 1178 sq/ft priced from $569,000
I was excited when I saw the studio price but the layout is really poor in my opinion. Also the exposure of the studios is not great either.
I took a look at the kitchens and while the appliances are awesome and the kitchens look okay the boxes are poor.....I don't understand why plywood is not the norm for kitchen construction...it only adds $400-$500 per kitchen.

Newer particle board cabinets are fine.
When I did my kitchen I used particle board boxes but upgraded the drawer boxes to solid wood/dovetailed joints and soft close hardware. They look and feel high-end. The insides of all my cabinets are maple veneer.
I didn't enquire about the price of plywood cabinet boxes, the other upgrades were enough
But you're right - when the builder is putting in a $1,500 Miele dishwasher (which work really well by the way) you'd expect them to pony up the few hundred to do better cabinetry.
Sorry to see there are no one bedroom+den units. That would be a tempting move for me.

This is why I wouldn't want to buy a "development" home, not enough flexibility in customization.
