I have more information on the Promotory.

Units will range in size from 422 to 2193 square feet and will be priced from the mid $200's.

Commission being offered to buyer's REALTOR® will be 3% on the first $100,000 and 1.5% on the balance. The reason I mention this is one could use a buyer's REALTOR® to write an offer for a flat fee with the remaindering of the commission going back to the buyer.

I will have more information July 7th.

Thanks, Marko

Pretty reasonable compared to Bayview One when it first hit the market.

What sort of strata fees can one expect in the new Bayview tower? Is it adopting the "residences" theme too with all the extras that go along with it?

I was watching House Hunters on TV the other day - one nice but mostly average condo had strata fees of $1,000 per month because the building included a concierge and room service.

I don't think most downtown projects in downtown or the urban core would include parking. Chard Development is selling parking at-cost at The 834 for $40,000, according to Dave Chard.

I am curious too - will find out Thursday. My guess it won't be included with the studios...

They do have quite a bit of surface area at the Bayview to put in a large two level garage. Downtown is obviously much more complicated. A lot of units in the first Bayview building have 2 spots.

I was offered and opted out of a parking spot at the834 2 years ago for $35,000 so have prices gone up?

Where will you park? Or maybe I'm incorrectly assuming that you will actually live there :P

^ Almost half the units in the Wave don't have parking. A lot of people simply don't have cars. You don't often need one is you live downtown.

I will be living there and will be renting a spot in the building from a person who bought a unit with a parking spot but doesn't have a car.

I was willing to pay up to a max of $25,000 for a spot.

All Promontory Homes Feature:

8'10'' foot ceilings.
Roller blinds
1 secured parking stall (as I suspected)
1 secured storage locker
All Prices Include net HST

Studio - 468 sq/ft priced from $219,000
One Bedroom - 531 sq/ft priced from $259,900
Two Bedroom - 731 sq/ft priced from $362,900
Two Bed + Den - 1178 sq/ft priced from $569,000

I was excited when I saw the studio price but the layout is really poor in my opinion. Also the exposure of the studios is not great either.

I took a look at the kitchens and while the appliances are awesome and the kitchens look okay the boxes are poor.....I don't understand why plywood is not the norm for kitchen construction...it only adds $400-$500 per kitchen.

Newer particle board cabinets are fine.
When I did my kitchen I used particle board boxes but upgraded the drawer boxes to solid wood/dovetailed joints and soft close hardware. They look and feel high-end. The insides of all my cabinets are maple veneer.

I didn't enquire about the price of plywood cabinet boxes, the other upgrades were enough :P

But you're right - when the builder is putting in a $1,500 Miele dishwasher (which work really well by the way) you'd expect them to pony up the few hundred to do better cabinetry.

Sorry to see there are no one bedroom+den units. That would be a tempting move for me.

Dovetail drawer boxes are awesome but I've never seen them installed in a development.

Should the Promontory get it's own thread, separate from Bayview?

This is why I wouldn't want to buy a "development" home, not enough flexibility in customization.

Sales for the Promontory will start this Saturday (July 30). I'm curious about how many units will sell over the long weekend; Bosa is so highly-regarded (and demand is so high) in the Vancouver metro area that some of its towers there have sold out in less than a week.

Sales have already started.....as of Tuesday morning they already had 42 sold. Prices are attractive. One parking spot is included, and additional parking spots are really affordable. They should have no problem reaching the 90 pre-sales needed to start construction.

They have some interior photos up on their website now:
http://www.bosaprope...ors_gallery.php

Presumably there will be different colour schemes to choose from?

The site indicates that buyers will have a choice of two colour schemes.

Thanks. Maybe if I actually read the site I'd know :) I just looked at the pretty pictures.
